Customer called in about kitchen & laundry line backing up in floor drain utility. No other drains are backing up. Informed customer of branch drain clog. Gave customer pricing and customer accepted pricing. Augured through floor drain and ran water at the same time. Was able to unclog drain 5ft in. Ran plenty of water while auguring and drain lines no longer backing up. 30 day warranty on auguring.

Customer called in needing water heater looked at. Pilot light keeps going out. Upon arrival determined that water heater was built in 2005. Water heater is 21 years old. Checked mV on thermocouple and it measured 14.4mV. It needs to be measure between 20-30mV. Will need to replace pilot light assembly. Gave customer options and customer opted to go with replacing pilot light assembly. Educated customer most water heaters only last 8-12 years and the next thing that could go wrong with water heater is either gas control valve failing or tank itself starts leaking. Went ahead and cleaned inside of water heater and also cleaned burner assembly as well. Installed new pilot light assembly. Checked for gas leaks and no leaks detected. 1 year warranty on pilot light assembly.

Multiple issues going on here the reason the outdoor stopped working is due to a fan not operating because of this the condenser is turning on by itself. Checked the capacitor annd its good. contactor is an extremely rough shape and the condenser has definitely seen better days. It’s overfilled with our 22 and because of this the liquid line is actually sucking in pressure which is sucking in oxygen into the condenser. This is the part of the reason that the condenser sounds terrible and is operating terrible. at this point it’s kind of of irreversible without evacuating all the R 22 and looking for the leak. But with our 22 not being used anymore, this would be an extremely expensive route. The system is 24 years old and my professional opinion is it definitely need to get replaced. You can keep dumping money on parts to fix this and that but in the long run, I don’t think you’re gonna save money. Picked up smart AC sensors.

Went for a maintenance call today. Static pressure is passing for system. All electrical components are passing for system. Capacitor outside is at max rating and would recommend to replace. Refrigerant is within passing for manufacture specifications. Did notice the evaporator coil has a lot of rust. Temp split was a bit off due to not enough heat load inside home. Put in bracket on shower copper pipe from backside

Went for an ac maintenance today. Did a static pressure test, it failed after the coil drop pressure and with a non restrictive filter. Outdoor unit compressor and fan motor amperage passed. Refrigerate level met factory specifications. Capacitors passed. Indoor coil has biological growth and rust on it. Heat exchanger is also very rusted and has water damage. Estimate for replacement of two faucets and trim kit

Arrived for furnace blowing cold air. Upon arrival the system was heating properly and the house was back up to temp. I checked static pressure and it was good. I cleaned the flame sensor. I changed the filter. All running amps were good. There’s a 45 degree temp rise which is good. Cycled system multiple times to try to recreate an issue, but it never did. Arrived for furnace maintenance today. Checked static pressure and found it is passing at this time. Carbon monoxide test was 0ppm. Heat exchanger looks good right now. All electrical components are running properly at this time. Blower is starting to collect dust. I changed the furnace filter today as well. System is running upon departure. Thanks for choosing LBA.
