For this job, I was performing routine maintenance on a AC and condenser. Static pressure looked good filter was dirty but we swapped it out. Temperature difference was good with a split of 20° outdoor condensing unit looks good refrigerant levels and pressures are well within the green and I cleaned out the unit to ensure better efficiency. The only thing the system could really used to increase Efficiency is some insulation around the exposed ductwork on the supply side of the system in the basement and a surge protector. thank you for choosing LBA! - Walker

Arrived to do a performance maintenance. Set system for cooling. Measured the systems static pressure and measured a temperature split between return and supply air. Found that the system is operating with excessive static pressure. Checked interior of the furnace for cleanliness. Found large hot spots on the heat exchanger. This is caused by poor airflow due to the systems static pressure. Went outside and verified refrigerant levels. Verified operation of all electronic and mechanical components. Rinsed coil free of debris. Spoke with homeowner about the system. Air conditioning system is operational at this time.

Went for a maintenance call today. Tested for static pressure, system is failing when in cool. Did replace filter for customer. As well noticed blower wheel is collecting dust. Did inspect evaporator coil and is clean with no rust. Temp split passes for system. As well for refrigerant on condenser unit, did clean condenser. Tested for all electrical components are passing for manufacture specifications. Capacitor is running close to failing. But unit is still up and running. No further wear and tear in system. There is no heat, pump they have an AC. Inspected the furnace, noticed some concerns with the heat exchanger and blower. Gave options. Will be back tomorrow to replace the blower. Thank you for choosing LBA services!

Dispatched for furnace blower motor not operating. After a thorough inspection of the whole system it was determined to have a bad ECM. The secondary heat exchanger is extremely clogged with debris and is restricting the airflow and created the motor to over amp and burnout. The blower wheel also has a lot of debris built up. To proved a proper solution and for the system to move air properly the wheel needs to be cleaned and the secondary heat exchanger need to be cleaned. Also the primary heat exchanger is showing excessive amount of heat stress. Today when I arrived I met with Tyler and he brought me to the kitchen. The temperature in the kitchen was 78deg and the humidity was elevated. This kitchen is served by a twinned split system. The return and supply temps at the furnaces were checked. The outdoor condensers are just outside the kitchen and are labeled #3 and #4. The compressor amp draw on condenser #3 was in range. The compressor amp draw on condenser #4 was out of range at 24amps. The condenser was blanketed with cottonwood that was preventing the system from expelling heat. Both condensers were washed and dried, the capacitor for the replaced compressor in unit #4 was checked and then they were restarted. The compressor in system #4 amp draw fell back into proper range at 18amps and the system returned to cooling. The temp split was checked at the first ceiling register and was 60 deg with a return temp of 78. Went outside and reattached a outdoor fan motor reversing wire that I noticed had a broke

Out today in an attempt to determine why 2 transformers have gone bad on the system. Looked over everything I cannot find any exposed wires, no burn marks; the transformer just put in was dead. I replaced with a new one; system is up and operating. I did amperage checks on low voltage everything is within spec.

Sold secondary solution to a slightly oversized system by AB May. Rather than going back to 2.5 ton since the system is only 3 years old we are adding a couple dump vents, adding a return grille, and a whole house dehumidifier.

Today I arrived and met with Tyler. He relayed to me that the thermostats in the salon and the the private dining room were intermittently moving from a lower set point clear up to 85 degrees. I discovered that both of the areas were cooling and holding the room temperatures at 74. I accessed the programming and discovered that the week and weekend programming schedule was set to raise the temp to 85 during the day. Both stats were reprogrammed to the temperatures that Tyler requested. The equipment responded and returned to cooling after the thermostats were addressed. After checking the system, it’s clear that the TXV is no longer operating. Part of the reason I believe this happened was due to the lack of airflow and pressure in the system from the old furnace, which is not the correct size for the coil, but it wasn’t done on installation because we only did the condenser and evaporator box. I believe if we want this to stop happening in the future we need to put in a B or C width furnace and get the airflow correct from the ductwork. Right now we have it a bit undersized and we do not have enough return air coming in. Due to the handful of various issues going on, I’ve contacted a supervisor to look at it more thoroughly and come up with the best possible solutions moving forward. At the very least, we have to get the TXV replaced so that the coil stops freezing.

Went for a service call today. Control board wasn’t getting 24 volts to it. I replaced the transformer and it’s sending 24 volts to the system now. System is up and cooling. Thank you for choosing LBA services!
