Arrived for ac maintenance today. Started at furnace and checked static, it is passing. Blower wheel is clean. Motor amps are good. I changed furnace filter. There is a 21 degree temp split. Arrived to do a performance maintenance. Set system for cooling. Measured the systems static pressure measured a temperature split between return and supply air. Checked interior of the furnace for cleanliness. Found blower wheel coated in dust debris and evaporator coil impacted with the same debris. Went outside and verified refrigerant levels. Verified operation of all electronic and mechanical components. Rinsed coil free of debris. Spoke with homeowner about the system. Air conditioning system is operational at this time.

4-28-25 No AC in the conference room RTU#2 on the roof Lennox Model GCS24-953-200-1y Serial 5698C00758 Found system calling for cooling found both high-pressure safety tripped. Reset both high-pressure safeties the system run for about five minutes temperature over the condenser is currently 40° over ambient. They checked the condenser fan motor. It’s pulling below rated amps however it is growling a little bit. It looks to be the original motor from 1998. Spoke to Mike suggested that I split the coils and make sure they’re clean and he was OK with that. They’re splitting the coils found they were plugged up pretty bad used garden hose and clean the coil for both sides. Reassembled the casing, tested my condenser fan motor amps again still is OK but it’s loud. The motor is not as hot to touch as the first time. Ran system did not check my pressures. However, my evaporator split is right at 20°. I disabled the existing economizer control using the bypass plug that was in the unit.

Upon arrival performed inspection on Novo Combo unit and inspected under sink filters installed by home-owner. Under sink filters are Brondell 3 stage filter, customer stated she could not remember last time filters were changed but knows they were installed before softener system. Recommended those be replaced soon just to be on safe side. For novo combo unit first started doing hardness test through faucet in basement at end of water system, first hardness test had 6 grains, ran system through regeneration cycle then tested hardness again results came out to 0 grains hard. Ran through system setting to ensure everything was set properly from regen cycle to grain setting, noticed that grain setting was set at 15 grains. Looking through history and slack channel noticed that when Novo system was quoted, original hardness test was 8 grains hard. With novo system set at 15 when filtering water it is putting more salt into the system which could cause off taste and possible sickness for c

We just had our spring check up (and sewer scoping) from LBA, and once again they provided FIVE-STAR service! Camron and Cameron were the team who took care of us; they arrived well within the window for the appointment, calling us ahead of time to let us know they were on the way. When they arrived, they took the time to get a quick tour of our home's plumbing fixtures, and then got right to work. Camron brought in the sewer scope and did a thorough job of inspecting our sewer line from the sewer stack to where it exited our home (as well as offshoot branches to floor drains in the basement), while Cameron inspected all our sinks, the tub/shower, and toilets. They were extremely courteous and super-efficient, and were done within an hour. They gave us a detailed report of their work (and sent us a copy via email) and took the time to chat about options to accomplish their recommendations. I was really impressed by their proficiency and professionalism, and I trust them completely to take care of our plumbing.
