This task will be replacing the existing water heater, this task will come with a 6 year warranty with a 1 year parts and labor warranty. This task will be removing the old cast iron and replacing with pvc. A new clean out will be installed along with a new toilet flange.

For this job, we removed a second of concrete leading up to the porch and then dug underneath to access the main sewer line. We dug back towards the sidewalk to access where the line was completely closed up. After we installed new PVC we had the customer run water and flush toilets. Everything checked it and is flowing properly. Once we were done with the drain we loaded up and hauled away the concrete we needed to move. The customer is responsible for getting the concrete laid down and finished on the porch part that we removed.

Customer called in about not getting hot water in his kitchen faucet. Getting cold water just fine. Customer has copper throughout the house but does live in an older part of town. Was able to back feed water pressure through the cold side and dislodged sediment. Customer made mentioned of constantly having to clean aerators to remove sediment. Customer does not currently have a water treatment system. Recommended to customer at least getting a sediment filter to help fight sediment issues. Customer would like different options on water treatment system.

I arrived and checked in. Once I was on-site I contacted Stan and we had a quick discussion about the unit, what had happened previously and what was occurring today. I accessed the roof and the unit was in heat mode but there were no flames and the inducer motor was running. I checked the voltage from the thermostat and confirmed that the thermostat was sending the right voltage for operation then set my voltmeter up on the gas valve before resetting the unit. It followed it’s ignition sequence and the gas valve was receiving proper voltage (was not on previous visit) and opening the pilot valve. The unit did not light. I called Stan and was given verbal permission to drop the gas valve and manifold to deep clean around the spark igniter and observe the quality of the spark. The spark was solid and the cleaning was successful. The unit lit properly. The unit was cycled 15 times with five of those being from the thermostat inside the business and 10 of those being from

Customer called in needing drain augured and possibly repaired. Upon arrival customer mentioned the upstairs hallway bathroom was backing up and when tried to augur it the pipe snapped. Looked underneath the sink and the galvanized drain nipple snapped at the threads. Will need to cut out cast iron tee to make proper repairs. Also pop up assembly broke as well. Gave customer pricing to repair drain tee, replace pop up assembly, and augur lav drain. Customer approved pricing and used a $50 coupon. Went ahead and cut Sheetrock out to access drain. Cut out old tee out. Went ahead and augured lav drain. Got drain cleared. Installed new pvc tee along with new p trap. Installed new pop up assembly as well. Checked for leaks and no leaks detected. Ran water for over 10 minutes and drain is now open.

Dispatched for furnace tune-up. The components that are tested during the tuneup are heat exchanger, flame sensor, igniter, blower wheel, inducer, temp split and combustion in the heat exchanger. All components of the furnace are with in range of manufacture specifications. 12-4-25 The heat in the chapel is not working to 100% there’s a munchkin boiler that is not heating up properly. I contacted munchkin service tech. They gave me some suggestions for fixing this problem, but I do need to pull the burner assembly and clean. I try to get a hold of George left a message on his phone and hopefully we can get out there on Monday morning to dig into this and get this thing to work right.

Today we replaced one broken 8inch damper in the northwest corner office. Also replaced and bad gas valve in the York rtu serial number ending 8923. Ran the system in heating and the gas valve is working as it should be.

40 gallon low boy standard electric water heater sold for Thursday

This unit is a airhandler heat pump. This unit is not getting correct 240 volts it is only receiving 120volt. Seem to have a bad breaker in the panel that feeds this system. They will have the breaker replaced and will start the system up and see if there is any other problems when that breaker is fixed

Arrived to do a performance maintenance. Set up for combustion analysis temperature split and static pressure tests. Verified operation of all mechanical and electronic components of the furnace. Checked blower for cleanliness and to see if there is any play in the bearings. Checked systems heat exchanger to ensure proper venting of flue gas. Furnace is operational at this time.

Went for a service call today. P-trap on evaporator coil was clogged and discolored. The cleaning tablets were the reason for the color see in the p-trap. Did flush out with water and bleach. No water leaks on furnace. Thank you for choosing LBA services-Johann

Completed furnace, maintenance and inspection. I cleaned flame sensor. I checked amp draws and components. I tested operation of the system. High inspected heat exchanger. Heat exchanger looks good from the outside with just a little bit of strain. The inside of the heat exchanger has Some deep rust developing. I showed customer pictures but with the other tests that we ran it showed that the heat exchanger was not open yet. Customer has carbon dioxide detectors on each floor of the house. Furnace is operating within manufacture specifications at departure.

Arrived at customers home, customer had a leaky shower drop ear, and having issues with water backing up through the shower. Informed her that the shower is the lowest point of the sewage and that if the pipe is running out front she has a mainline back up, homeowner and I discussed several options on what to do inform the homeowner that if she went with the auger and up that the shower drop ear will be fixed for free gave homeowner three options from auger to spot repair to full line replacement to curb. Homeowner just moved in six months ago and wanted to go with the more permanent fix instead of the spot repair inform the homeowner that we offer financing and she seemed intrigued. We discussed pricing after running the camera and she ultimately came up with option three we auger today to get her by for the week and fix the drop ear leak on the shower. Customer will not be home on Monday which is no big deal due to all the work being done outside.

Arrived for furnace check. All aspects of furnace are working and running correct. I changed furnace filter. Thanks for choosing LBA. HAPPY HOLIDAYS!

HVAC came out to do service and noticed ways coming from water heater. Upon arrival, customer mentioned that it was leaking prior us to arriving today, but customer didn’t think it was a huge concern. Educated customer the functionality of T&P Valve. Checked water pressure and water pressure is at 75psi. Customer does have an expansion tank installed with water heater. We installed customer water heater in 2021. Expansion tank set to 75psi matching house pressure. Finding no evidence of T&P valve causing it to trip. Customer made mention that he might of bumped into it the other day. Explained to customer if that’s the case, debris could’ve got in between the seals and causing water to pass through. Flushed T&P valve and it stopped dripping. Informed customer if it keeps dropping or leaking, would be best to replace it with a new one. Quoted customer repair and customer for now will keep an eye on it and if leak persists, they will move forward with repairs. Looked at kitchen faucet wi

Install new UV bulb and reset timer on UV ballast. Found water dripping from the pressure relief valve on the water heater. Customer was aware that it was dripping and decided to go ahead and have a plumber out to take a look at it.
