Went for a service call today. System wasn’t cooling properly. After performing a diagnosis, I noticed the dirty condenser coil was the cause of the issue. After washing it, the system is cooling properly. Thank you for choosing LBA services!

Cap of old line to stack in the wall. Drop down through floorboard with 1 1/2 by 2 in San tee down through floorboard and install a 3x2 wye combo into stack so we can run a better plumbing line from lavatory sink upstairs.

Went for an AC inspection today. Filter is clean. Temperature split between the return and supply duct passed. Evaporator coil is clean and rust free. Outside system coil is clean, but rust is developing. Signs of mice in the system with chewed up wiring. contactor has some burn marks. Refrigerant pressures met factory specifications. Capacitor passed. Compressor and fan motor amperage passed as well. AC is up and running upon completion. Thank you for choosing LBA services!

Brought nick with me to brainstorm and make sure we had a good plan for ductwork and emailed John estimates for new attic system + ductwork and an option that also includes the dehumidifier.

Arrived for ac check today. Started at furnace and checked static pressure. It’s running right at the max. Blower motor amps are good. Blower wheel is clean. There is a 22 degree temperature split, which is great. At the condensing unit I rinsed coil clean. The pressures and charge are good. All electrical is running properly. System is running upon departure. Thanks for choosing LBA.

Arrived to remedy a water situation found by a plumber on a previous visit. Homeowner mentioned that the water is not turned on to the refrigerator or the humidifier for the furnace. Upon inspection of the equipment found that the valve for these items was in the off position. Turned water on and opened the water line at the humidifier to ensure water is flowing. Made sure the humidifier is wired in properly. System is functioning properly at this time.

Dispatched for annual AC tuneup. At arrival system is operating. During the tuneup, I checked compressor, fan and capacitor. Also, during the inspection we checked pressures, static pressure, and temperature split. All components of the AC are all operating with manufacturer specs. Dispatched for moisture on duct work. Due to high humidity in the whole home and the system cooling at the proper rating. This is creating a fault with the exposed ductwork being cooler than the air around it and is creating condensation from the transfer of heat. Like an ice cold glass of water on a counter. To help with the reduction of humidity, on August 1,2025 a whole home dehumidifier will be installed. Customer need to have restoration crew pump basement before work can be done

Arrived to remedy a system that is unable to keep up in the heat. Upon inspection of the system found that the condenser coil was heavily impacted with debris. This will impede the systems ability to cool the home. Spoke with homeowner about repair solutions. With homeowners approval started and air-conditioning maintenance. Started out by cleaning the condenser coil. Verified refrigerant levels and verified operation of all electronic and mechanical components. Went back inside and measured the systems static pressure and measured a temperature split between return and supply air. Checked interior of the furnace for cleanliness. Reached out to a field supervisor to finish the diagnosis on the systems static pressure. Installed smart ac sensors and helped set up the app on the homeowners phone. Air conditioning system is operational at this time.

Installed ac coil and duct work

Today when I arrived I checked in with the shipping office on the east side of the building next to dock 472. The Daiken mini-split system that serves this office and the two restrooms was warm and the thermostat was functioning. I laddered up to the mezzanine where the condenser is located and discovered it functioning. I brought an A-frame ladder into the office and measured the air temp leaving the register. What I noticed immediately was that the office only has one small supply register and one small return. This is an active office and within 20mins the workers were entering and exiting the office multiple times. The system functioned for about 45mins while I was on-site then an error occurred, the indoor unit and mezzanine unit lost communication. I checked the condensation pump and it was functioning. The footprint of the conditioned space is 650sq.ft with all walls exposed to ambient temperatures and humidity. I asked and was told that it has never cooled properly.

We hereby propose to furnish the required crane, labor, materials, tools and equipment to do the following: Replace the 36,000 btu split system with gas heat for shipping and receiving and the warehouse restrooms. Price includes a 36,000 btu cooling only roof mounted outdoor condenser, horizontally mounted gas furnace, horizontal cased evaporator and outdoor electrical disconnect. The equipment quoted is Friedrich brand. Existing ductwork, room thermostat, and utilities will be reused. New unit covered by a ten year heat exchanger, five year compressor, one year parts and labor warranty. Includes removal and disposal of the existing equipment per EPA regulations. Existing smoke detectors will be reused if applicable. Non operational smoke detectors, fire panel interlock, energy management controls and energy management wiring will be the responsibility of the customer unless otherwise noted. Drainage has normal slim buildup.

Dispatched for loud noise coming from air handler. After a thorough inspection of the system the fault was in the blower wheel. The tightening bolt for the blower was not tighten all the way from factory. The bolt was only hand tighten to the motor shaft. The caused the blower wheel to slide down the shaft and rub against the metal squirrel cage. After placing the blower wheel centered on the shaft and tightened the bolt there is no longer any metal on metal and it is blowing cold air.
