Arrived to do a performance maintenance. Set up for combustion analysis temperature split and static pressure tests. Found that the system is operating with excessive static pressure. Found that the system is operating below its expected temperature rise. Verified operation of all mechanical and electronic components of the furnace. Checked blower for cleanliness and to see if there is any play in the bearings. Found that the fan for heating and cooling is coated in dust debris. Checked systems heat exchanger to ensure proper venting of flue gas. Verified operation of the humidifier. Found that the humidifier panel is coated in calcium and the solenoid is hardly allowing water to flow. Spoke with homeowner about the system. With homeowners approval will reach out Friday the 2nd to schedule blower and duct cleaning. Installed a new humidifier panel and solenoid valve. Verified humidifier operation to ensure it will operate without leaking. Furnace and humidifier are operational at this

Since I can't prove the heat exchanger is actually failed we will just have to wait till it does before it can be covered under any warranty. I let Phil know that and the water he's seeing is the condensation from the exhaust. Wasn't leaking when I was there but I was there in the afternoon when the system wasn't running as much. He's going to keep an eye on it for now.

Fixed via phone call. Power was off on furnace having no power to thermostat. Customer turned it back on system is running. Thank you for choosing LBA services-Johann

Completed furnace maintenance and inspection. I checked and drawers and components. I tested temp splits and checked wiring. Customer will replace filter once one has ordered. Furnace is operating within manufacture specifications at departure.

Customer would like to revisit subject after the first of the year. We set up return visit for January 5th @ 9AM.

Completed furnace, maintenance and inspection. I checked components and amp draws. I tested airflow and temp splits. I cleaned off flame sensor. I performed three safety tests on the furnace. Carbon monoxide is currently reading at 4 ppm. Furnace passed combustion analysis. During the visual safety check I found the seams on the heat exchanger very rusted. There are hooks coming off of the seam which means that the heat exchanger is starting to get eaten away at from the rust. I showed customer pictures of the heat exchanger and explained the caution of the current condition of the furnace. Although furnace passed the test today, due to current condition, I cannot guarantee safe operation through the winter. Furnace is operating at departure.

Completed two system, furnace maintenance, and inspection. I cleaned flame sensors, and spark igniters. I checked air pressures and temp splits. I tested components and amp draws. Humidifier was not working when I arrived. Water was not coming through the waterline due to the water resistor within the waterline being clogged up. I was able to clear out the resistor and opened the hole so that way it would not clog again. I changed our air filters with customer provided air filters. Both furnaces are operating within manufacture specifications at departure.

Performed plumbing maintenance inspection for customer. Found no immediate plumbing issues. Noticed that daughter’s bathroom sink is slow draining, adjusted cartridge temperature in guest bathroom, & cleaned screen filter for tankless water heater. Customer will try and cleaned daughters sink and if sink still backs up, he will call us back out to augur it.

This is for Al’s trailer. When I arrived the breaker was off to the unit I turn it back on and ran the system for 1 hour took amp draws and temperature splits. At this time the unit is running as it should be with in range amp draws and temperature.

Customer called in about having a leak in the living room area. Customer has remediation company performing cleanup and they noticed that they have an active leak. Cut additional Sheetrock to expose leak. Unable to pinpoint exact source of leak. Cut additional Sheetrock in laundry room ceiling. Verified that leak was coming from 3in drain line. Ended up cutting a total of 4ft of drain pipe. Installed new drain pipe and fittings. Ran water and verified there’s no more active leaks. 1 year warranty on drain repairs.

Arrived for furnace check today. Static is good. Heat exchanger looks good. Carbon monoxide test was 0ppm. All electrical is in range. There is a good temperature rise. The inducer was making a loud noise while running. I replaced it under warranty. Tested to make sure it’s good. System is running at departure. Merry Christmas!
