Arrived to do a performance maintenance. Set up for combustion analysis temperature split and static pressure tests. Verified operation of all mechanical and electronic components of the furnace. Checked blower for cleanliness and to see if there is any play in the bearings. Checked systems heat exchanger to ensure proper venting of flue gas. Performed an electronic gas leak search. Verified operation of the humidifier. Cleared the restriction in the water feed line. With homeowners approval replaced the water panel. Furnace and humidifier are operational at this time.

Today I safety and function checked the new split-system furnace that’s as installed this year. During this the flue gasses were analyzed, the temp rise was checked, amp draw on the inducer and both the fresh air and flue pipe were checked. Previous they had the gas company out for a smell. During the gas company’s visit the building was pressure tested and no leaks were discovered. Today there were no natural gas leaks discovered at the unit. I did check the other furnace for a nat gas smell and ran a carbon monoxide test on the indoor air after both units were operating. There was no CO present in the occupied space. I was unable to witness the smell that was of concern during this visit. Customer called in wanting water heater flushed and maintenance performed on it. Water heater is 2 years old. Talk to customer what $47 special entails. Includes water heater flushed, checking expansion tank, ad water pressure. While flushing water heater, checked expansion tank and expansion tank is at 38psi. Water pressure was at 45psi. Tried to raise water pressure and only able to raise pressure 55psi. Went ahead and aired up expansion tank to 55psi to match house pressure. While water heater flush was being performed informed customer on different water treatment systems. Customer wants to remove chlorine, sediments, & hard calcium build up. Offered different treatment options and all options would fit into closet space next to water heater. Customer enquired about faster hot water delivery to master bathroom. Talked about installing recirculating pump with a crossover valve in one of the sinks in master bathroom. Customer would like to do more research on Halo Waters products. Fi

When I arrived the blower motor was running with no call. This is a 454b system. I checked the evaporator for any signs of a leak and did not locate anything. I started the system back up and reset the sensor in the control board ran the system in heating and cooling. I received a 22 degree temperature split on the cooling side and the pressure at the out door unit within range. Tested system in heating and function also and it was all within limits. At this time everything is running as it should be

Customer called in needing quotes to replace 40 gallon water heater. Water heater is from 1998 or 1999. Customer having consistent issues with hot water. Diagnosed to be gas control valve thermostat probe not reading temperature correctly. Water pressure at 75psi which is within code. Noticed while looking an entire plumbing system, flue is starting to rust out and has few spots where fittings are rusting out. Highly recommend to replace flue to prevent any carbon monoxide leaking out. Customer also enquired about water softener and recommended HALO products.

Arrived for furnace check today. Static pressure was failing. The max is 1.0 it was at 1.4. The motor was over amping. There was a 50 degree temp rise. I made adjustments to the fan speeds and now static is at .98. Motor amps are under the max rating. There was a temp rise is now 59 degrees. The heat exchanger has a lot of heat stress and rust in spots. The inducer motor is really loud, the bearings are rubbing and going out. I tried using some oil on it to help, but it did not. I recommend replacing the inducer motor. We will have to keep watch on the heat exchanger. Thanks for choosing LBA.

Arrived for furnace check. Static is passing. Heat exchanger looks good. Carbon monoxide test was 0ppm. There is a 62 degree temp rise. Blower wheel is clean. All electrical is running in spec. Humidifier is working properly. I replaced furnace filter. System is running upon departure. Thanks for choosing LBA.

Installed water heater

Arrived for furnace check today. Static is passing. Carbon monoxide test was 0ppm. Heat exchanger has a few spots to keep an eye. There is a 52 degree temp rise. Electrical is good. Blower motor is running at max. Filters were just changed. I changed humidifier panel, its working properly. Thanks for choosing LBA.

Customer called in needing a quote for water heater. Upon arrival found water heater to be leaking from the top. Tank needs to be replaced. Gave customer estimates. After getting managerial approval, was able to match 50 gallon water the same as our 40 gallon water heater. Went ahead and removed old water heater. Installed new 50 gallon. Installed expansion tank. Reworked gas lines and flue work. Was able to hard pipe gas line. Checked for leaks and no leaks detected. 6 year warranty on way are heater. 1 year warranty on expansion tank.

Shop

Went for a maintenance call today for heat. Tested for static pressure system is passing when in heat. All electrical components are passing for manufacture specifications. Did a combustion test is within range. Inspected heat exchanger no cracks/leaks were detected. Checked temp split and is passing. Did replace filter for customer.
