Arrived for ac maintenance today. Started at furnace and checked static pressure, it is failing right now. My field supervisor came out to diagnose more. Blower wheel is a little dusty. Motor amps were running a little high, caused by static pressure. There is a 21 degree temp split. I replaced filter. At the condensing unit I found the capacitor has gone bad. With customer approval I replace the capacitor. Pressures and charge look good. Electrical components are running properly now. I rinsed coil clean. System is running upon departure. Warranty work. I found that the system had the Y1 disconnect and not running in a/c mode. I hooked cooling side back up and took temp split from the unit and inside from the vents. They both are within range for proper function. Found that one stat was not clipped in all the way and had dead batteries. I replaced the battery’s in both stats and reclipped one back into the docking station. At this time everything is working on the call back.

4/28/25 - Completed a full cooling maintenance on all equipment. Filters were changed, some filters were washed, the coils were cleaned, and proper operation was tested. Overall, all equipment was in good condition, it was all running well, and there were no issues found at this time.

Dispatched for annual AC tuneup. At arrival system is operating. During the tuneup, I checked compressor, fan and capacitor. Also, during the inspection we checked pressures, static pressure, and temperature split. All components of the AC are all operating within manufacturer specs after replacing capacitor and adding a surge protector and a compressor saver to improve the efficiency and performance. Completed full cooling maintenance. Changed all filters, washed coils, and ran each unit in cooling for temperature splits and amps on electric parts. Everything is within specs and running as it should be at this time.

Went for recall on house not cooling. Common wire on board was loose. Updated both systems. Charge is passing both are up and running before leaving. Thank you for choosing LBA services

There’s a 24 degree temp split. At the condensing unit I did not hook up gauges. Last summer I charged system to correct. I rinsed coil clean. All electrical components are running within manufacturing specs. System is running upon departure. Thanks for choosing LBA.

Went for a maintenance call today. Tested for static pressure, system is passing. Did a temp split and is passing. All electrical components are passing for system. Refrigerant is passing as well. Did notice coil has rust but no leaks. System is up and running before leaving. Thank you for choosing LBA services-Johann.

Dispatched to check charge on a/c. All pressure and temp splits are within manufacture specifications.

Upon arrival I began the AC tune up. First, I ran a static pressure test which has a max rating of .5 iwc. Your system is testing below the max at .39 which is passing! Next, I checked the running amps on the indoor blower motor and it is testing with manufacturer specs. The furnace filter is a size 14x25x1 inch high velocity which was clean when I arrived today. The also have 1 extra filter from us for the next time it needs changed out. I found the blower wheel is clean. Next, I moved to the outdoor unit. The refrigerant charge looks very good and has no apparent leaks. My subcooling temp was at a nice 8 degrees. Normally, we see this number between 10 to 12 degrees but it can’t be up that high due to the fact that it’s not very warm outside today at 65 degrees outdoor temp. I tested the running amps on the compressor and fan motor outside and both tested within specs. I also tested the dual run capacitor which is a size 40/5mfd and both sides are testing right at 99%.
