Today I had a winter maintenance. Changed filters took temp slips and amp draws on 2 RTU systems. All systems running as should. please contact terry on Tuesday sep 2nd 2025 about a 3rd RTU maintenance program. They added onto there office space and gained on unit.

Arrived for ac check today. Started at furnace and checked static pressure, its is running over the max. Blower wheel collecting dust. Motor amps are running a little high. Filter was clean. There is a 21 degree temp split which is great. At the outdoor unit pressures and charge look ok. Compressor and fan amps are good. Capacitor tested in range. I clean coil. System is running upon departure. Thanks for choosing LBA.

When I arrived I was told that the rooftop unit above the showroom sounds like a helicopter. I accessed the roof and checked the unit. The blower motor drive belt had frayed. A new belt was sourced, picked up, installed and tensioned. The system returned to normal function after the belt was replaced. Thank you, Jon Tech notes: Trane GBC300A4EMB09000…//22051492JA

Went for a tune up today. Tested for static pressure, system is within range when calling for cool. Did check coil and noticed a lot of rust around then coil. Temp split was off for system read 15.6 degrees isn’t within specifications. Checked charge on system is low on refrigerant. System carriers about 12.6 pounds of charge. Did check electrical components all are passing for manufacture specifications. Capacitor is on the underside of failing but still within range. System is up and running before leaving. Went for a smell in system. Checked coil and didn’t find a smell. Did noticed there wasn’t a filter in system. But found the was water coming from pluming into the bathroom. We will have plumbers come tomorrow to check the problem and have a solution for. Thank you for choosing LBA services-Johann

8-19-25 School main office thermostat Removed the existing DC processing trane programmable thermostat. Then install Aprilair 8600 thermostat. Change the wiring at the rooftop unit from DC to the 24 V standard connections Programs the new thermostat for occupied and unoccupied. two stage cooling, two stage heat Cycle the system through the heating cooling and hot gas Quote to replace the Trane d/c volt thermostat in the school entry area. Price includes a 24 volt a/c programmable touchscreen thermostat with auto change over, key pad lockout, low volt wiring changes at the unit and labor. Thermostat covered by a 5 year parts warranty, labor covered by one year.

8-18-25 The big music room AC is not working. Patrick and I checked out the thermostat did find the batteries were low. However, once we replaced the batteries, the thermostat still not on the AC. Patrick did have a spare thermostat same type and model. We installed the thermostat and now the system is working. We did check the effort to split. We were at 68°-48°= 20° split.

Reviewed options for toilet. Customer chose to have a new comfort-height toilet installed.

8-16-25 Spoke to Kara last night. She had the thermostat set at 61 and the temperature in the room was at 71°. She said they normally don’t keep it at 61° however it’s been at that setting for a little bit and it’s not pulling down. She was concerned that it wasn’t gonna pull down so she set up an appointment for this morning? Met Kara on site. This morning when I arrived, the thermostat was set at 69 and it was maintaining 69°. They have two systems in the store, walked from the front to the back. There was no issue of high humidity and temperature difference in the store. If there’s any problems with it, I told her to give us a call and set up an appointment to come out Monday morning. I did not look at the equipment visually

There is a 20 degree temp split, which is good. Dampers are working properly. At the condensing unit I rinsed coil clean. Pressures and charge look good. All running amps are within in specs. Checked the entire system changed out the filters. Everything was running well except the outside condenser was extremely dirty. We did an advanced coil clean (on the house). Replaced electrostatic filter filters and everything is operating well with departure. Thanks for choosing LBA! - Walker!

Pick up

Installed new pressure sensor. System has no codes and is operating.

Replaced and fix the wire leading from the furnace to the switch. Previous wire had gotten burnt out. Replaced the wires and seal them tight. Replaced the fuse on the board. Tested the system three times for leaving and everything is operating well within manufactured specifications.
