Returning to install fill system on Wednesday. We will also be increasing airflow and adding humidifier as well
Checked all operations in cooling mode and inspected the furnace filter. Checked the static pressure and found it was failing at this time. Checked all electrical and refrigerant components in the system. Today we found the capacitor was failing, the contactor was getting burnt, the fan was leaking oil, and the heat exchanger was in poor condition. Talked with customer about the concerns and before deciding to make repairs they want to look at replacing. Today we signed the customer up for a year of the maintenance plan.
Upon arrival customer had to clean out closet where new Halo 5 will be installed, once clean turned main water off at ball valve in closet and cut into section of main water line. Installed new Halo 5 Water Conditioning unit, routing main water feed into unit to inlet side then routing outlet side back into house. Turned main water back on and charged system per manufacturer specifications. After charging system ran water though faucet in basement to ensure no discoloration. All good unit is working properly with no leaks present at this time.
Arrived for Ac Maintenance. We did static check, temp splits, and checked running amps, all were good. Found blower wheel was dirty told customer that it’s collecting dust. Outside unit we checked running amps, capacitor, and and also refrigerant check out good.. clean debris off outside unit and also inside.

4-30-24 Tue Library AC system is not working. Trane RTU Serial # 103712556L With a call for cooling Patrick and I got up on the roof now the unit running in second stage cooling. The first stage is not coming on. We shut down the unit started the system using the test mode. Both stages came up and running economizer damper is working. At this time we found that the #2 circuit is low on refrigerant added approximately 2 pounds to that circuit. Found oil at the distributor tubes off of the expansion valve. Than found the air flow over my condenser fan was 30° over ambient. We remove the covers split condenser coil heavy accumulation of dirt in Cottonwood. we hosed out the condenser coil. Ran the system and test mode more time checking my superheat the sub cooling and all looks good. My vapor split is at 20°. However when I put the unit back into normal mode and run by the thermostat Only second stage is coming on this time again found the mixed air sensor. Has failed. I would’ve by

Arrived for AC maintenance. Static pressure was failing. Checked filter and vents. Static was still failing so we called out a field supervisor to diagnose issue. All electronics in furnace were within range. Blower wheel was dirty. Heat exchanger showed heat stress and microbial growth on evaporator coil. Temperature split was within range. Refrigerant levels were low. Electronics in ac were within range. Cleaned outside coil -Ren
Called out to the customers home because the thermostat was set to heat and they were getting cool air from the supply vents. I checked the thermostat and found it was in heat mode but was set below the temperature in the home so it was not calling for heat at the time. Found that the fan was set to “on” so I was circulating air through the home. Turned the fan to auto and the fan shut off. Set the heat above inside temperature and verified that the furnace started up correctly and firing sequence was good. Turned the heat back down and the fan turned off as well.

4/29/24 - Completed a full cooling maintenance on one split system. Filters were changed, took temperatures, took amp draws, and cleaned out the unit. Overall, the unit was fairly new, so it was in good condition, everything was working well, and there were no problems found at this time.
Arrived for AC maintenance. Met with homeowner and began static pressures test. Initially test failed and then after we opened up a couple vents in the home and added a high velocity clean air filter. Retested and static pressure within manufacturer’s specifications but is higher than we would want. Homeowner mentioned duct cleaning was done about 6~7 years ago. We do suggest duct cleaning every 7-10 years. Suggested a field supervisor come out and speak about duct work but homeowner doesn’t have time today or tomorrow so we’ll have the office call and schedule. Electrical reading inside and outside tested well. Cleaned outdoor coil. Suggested a blower wheel pull and clean and also an extensive coil cleaning. Homeowner had to run to a doctors appt and wanted to think over our suggested coil and blower wheel cleaning. Have a great day!

4/29/24 - Filters were picked up for the job, but the maintenance could be fully completed. There is no roof access, will need to come back to finish preferably with help.
Arrived for ac tuneup today. While checking operations I found the static was failing and dirty blower. Running amps on motor were correct. Moved out to the ac unit. There was good system pressure, good running amps, and good capacitor. Presented options to clean blower and outside coil to Romel, he declined them at this time. System is operating properly at this time.
