Upon entering, I conducted a thorough sweep of all living areas, hallways, the kitchen, and near gas appliances, detecting no gas. Checked blower for cleanliness and to see if there is any play in the bearings. Found that the furnace fan is starting to collect dust debris. Checked systems heat exchanger to ensure proper venting of flue gas. Verified operation of the humidifier. Found that the solenoid valve for the humidifier is not allowing water to flow. Found that the humidifier panel is infected with bacterial growth and is also coated in calcium buildup. Furnace is operational at this time.

Customer didn’t switch over on the computer from maintenance to maintenance free battery. Once I did that, computer no longer beeping. Customer decided to renew his membership. Completed furnace, maintenance and inspection. I cleaned flame sensor and wiped down furnace. I checked air pressure and temp splits. I tested components and amp draws. I performed three safety checks on the furnace. While checking out the inducer motor, I noticed that the inducer motor is over amping. The numbers I received while performing the safety checks were on the fringe of being outside of manufacture specs. I performed a visual safety check and found that the AC coil had been dripping onto the heat exchanger for the past six years. This has caused more damage to the heat exchanger than what is normal. There are a couple spots that look like holes in the heat exchanger. I brought out my supervisor to provide a second set of eyes. Supervisor is handling repair options for this visit. Furnace is running at departure.

The tape that was put on the newly installed return was falling off. I pulled off the loose tape and re-taped the seams. I also found some duct tape that was used on the indoor coil. I pulled that tape off since it was falling off the unit and re-taped those joints as well. I took a video with the system, running on high speed to show that there was no noise coming from the system. The air filter needs changed out ASAP..

Arrived to remedy an inoperable system. Performed diagnostic on the system and found that the fan motors bearings are failing. Found that the inducer is rattling and the bearings on that motor are failing as well. Found that the furnace fan is heavily coated in debris. Found that the evaporator coil is impacted with debris. Found that the thermostat is no longer relaying signal to create a call for heat. With homeowners approval replaced the bad thermostat. Showed homeowner how thermostat operates. System is operating upon departure.

Performed water heater flush for customer today. Customer was not interested in a whole home plumbing inspection. Customer does have couple of leaking faucets. Hot side for Lav faucet on the right side doesn’t work. Kitchen faucet is dripping. Did check water pressure and water pressure is 90psi. Per code water pressure should not exceed 80psi. High water pressure is an underlying issue that is causing leaks in faucets. Expansion tank also has failed. Educated customer on thermal expansion tank. Did provide estimates for customer.

Arrived to remedy a system that’s blowing cold air. Checked thermostat for fault codes. Did not find any recent fault codes. Went down to perform diagnostic on the furnace. Did not find any issue with the systems operation. Measured a temperature split and verified that the system is heating well within spec. Determined that the fan has been kicking on inbetween heating cycles, and with the fan speed set to maximum it would sound like the system is trying to run a heating cycle. Installed a metering orifice in the humidifier feed line and replaced the humidifier panel to keep the humidifier from leaking water. Performed a combustion analysis and ran the system for an extended period to ensure systems performance and reliability. System is functioning properly at this time.

When I arrived, the furnace was in a one hour lockout due to loss of flame. I reset the furnace and made the system restart multiple times. During one of the startups, the gas valve was delayed in opening its valve. Technician from before had the same issue. I double checked voltage to the gas valve from the main control board and the board was sending proper voltage to the gas valve. This left the gas valve being the culprit as to why the system was not heating properly. With customer approval, we replaced the gas valve under part warranty. I made the furnace restart multiple times and furnace is operating properly at departure. Spoke with customer about the type of filter they were using and how restrictive they are on airflow. Customer will purchase new filters that are less restrictive. I recommended using filters with the merv rating between 8 to 11.

Arrived to remedy a thermostat that won’t connect to Wi-Fi. Went through the normal steps to get it connected with no results. Reached out to Lennox tech support for assistance. Determined the thermostat is working properly but the T-Mobile router is not allowing connection. With the homeowner called T-Mobile to get help connecting to the homeowners router. T-Mobile stated they don’t have control over the router to deny or allow access to the homes Wi-Fi. At this I have verified that the thermostat will connect to Wi-Fi just not through the router provided. While checking the thermostat wiring at the furnace, to ensure replacing the thermostat will go smoothly, found that the inducer for the furnace is leaking exhaust condensation. Spoke with homeowner about this and with homeowners approval performed a furnace maintenance. Checked the furnaces heat exchanger and found that it is also leaking flue condensation. Customer called in needing battery looked at for battery backup system. Customer has a Glentronics battery back up system. Customer mentioned the system is possibly 6-8 years old if not longer. Customer has been diligent on keeping up with maintenance on his battery. Checked DC of battery and reading 12v. As soon as I unplug system, back up computer dies. Battery needs to be replaced. Informed customer that due to age of system, would recommend replacing entire system. Customer opted to get maintenance free battery. Went ahead and replaced battery. As I finished installing battery noticed the switch to change from maintenance to maintenance free on computer is broke. Showed customer broken switch. This can affect charging on the maintenance free battery. Informed customer if his system is showing bad battery or battery depleted, we would need to replace battery back up system. Completed furnace, maintenance and inspection. I checked and drawers and components. I tested air pressure and temp splits. I cleaned flame sensor and wiped down furnace. While inspecting the furnace, I found the burner box and burners corroding with rust. I also found rust throughout the heat exchanger and saw chunks of the heat exchanger flaking off. I showed customer findings live with camera down at the furnace. Customer would like to see options for replacement. We scheduled a visit for Thursday arrival between 1–2 p.m. to meet with a field supervisor. Furnace is currently operating at departure.

Tory came out Wednesday morning to replace an exterior faucet on our old (100+ years) house. He had to contend with solid stone walls, overgrown bushes and a scary basement, and even had to have a part brought out to him, which LBA cheerfully did. Through it all he was professional, informative and good-natured, and by that afternoon I was able to water my very thirsty just-planted trees. (I had the trees planted before I remembered I had no working faucet to hook a hose to, but Tory saved the day - and my trees.) I live in an OLD (100+ years) house with solid stone exterior walls and needed an exterior faucet replaced immediately so I could water the two new trees I had just bought and had planted before I remembered that our external faucet was non-functional!
