12-19-25 Quigley building Conference room, South trane VAV box is rattling when you pull the filter. Found the blower casing plastic bracket that holds in the sheet metal diverter plate has broken. This unit to pull the blower would take a scissor lift and have to cut out the backside of the air handler to access it. Made up a threaded rod to support the diverter to stop it from vibrating and rattling if this problem occurs in the same unit, we will have to cut a hole in the sheet metal to access the blower motor itself and make repairs.

12-18-25 Engineered air direct fire warehouse heater. It’s not working again. They have a lift on site to access the unit Get up to the control box didn’t find the high temperature limit tripped. That was fine. Didn’t find any problems with the flame, flame and the flame sensor reading about 15 V DC. When I touched the high ambient control which is set for 60° the unit did come on. Currently the temperature outside is about 45°. I said the high ambient control to 75°. They should keep the unit running. This unit has a maximum discharge of 130° currently I’m getting about 145°out of the grills. The maxi control controller is set at 110°

Customer called in needing vent pipe looked at in the attic. Leaking through master bathroom. Upon arrival, customer mentioned he got it repaired before but now it’s leaking again. Went into attic and found where pipe repair was made and confirmed one of the glue joints was leaking. Went ahead and quoted customer pricing. Customer agreed to pricing. Went ahead and replaced tee fitting and repaired vent pipe. 1 year warranty on repairs.

12-15-25 Father Quiggly building classroom 105 The heating temperature is really erratic showing spikes on the energy management screen. We pulled the filter, which had some heavy debris on it, but not clogged. The temperature did even out on the screen. We’ll see how it goes tomorrow morning. Classroom 148 The temperature on the monitor output is reading 140°F. However, the room is very cold. Can we check the room? The ceiling is real hot. I pulled the filter. It wasn’t dirty, but it came out real easy. Doug and I located the return ductwork, and for whatever reason it was capped with cardboard and foil tape. We removed the cardboard and tape you can actually hear the airflow coming out of the registers at this time and there was a lot of movement on objects in the room mostly the disco balls We checked the monitor temperature seem a lot more in control The furnace for the sanctuary south This is a sterling/trane duct heater Ignition module was indicating a grounded flame sens

Went for a maintenance call today for heat. Tested for static pressure system is passing when in heat.Inducer motor is leaking, will recommend to have replaced. Did a combustion test is within range. Inspected heat exchanger no cracks/leaks were detected. Did notice rust on eyelids and heat stress. Showed customer findings. Did find Checked temp split and is passing for specifications. Quote to replace the blower wheel, blower motor and motor run capacitor in the Carrier package unit serial 3702G40246 for the conference room. The blower wheel vanes have come apart from the center of the wheel possibly causing bearing damage to the motor from the out of balance condition. Price includes the factory replacement parts and labor. Repairs will be covered by a one year parts and labor warranty. NEED TO RETURN ALL PARTS HAVE NOT ARRIVED AT THE SHOP

Today I did a full heating maintenance on 2 unit heaters and 5 RTUS. I changed filters took amp draws from all working components as well as temp splits and running units through their heating sequence. However I did find a unit not working amd found that we have already quoted from John in November of 2025. As of all other units. They are working as should.

Quote to replace the worn and cracked blower belt in the Lennox package unit serial 5618H01972. The belt was found in poor condition during the recent heating preventive maintenance. Price includes the belt and labor.

During planned heating maintenance it was discovered that the high temp limit switch was disengaging before the rated temperature (cut out at 136degf). In addition to this the flue gas deflector was missing. Both of these items were sourced, picked up and installed. The heating temps were rechecked and the system was operated until the return temp reached 78degf with no more intermittent interruptions due to the high limit switch cutting out early. Today preventative maintenance and a diagnosis was completed. The filters were replaced and the flame sensor was cleaned. During this maintenance I diss covered that the unit was short cycling on the high temp limit located in the blower compartment. This limit switch is disengaging at 134degf and the high temp limit should be disengaging at 185. A unit checklist was completed and emailed for this unit. Thank you, Jon

I arrived and checked in then called Block for the roof access code. During this I spoke with the Block engineer for this building and he relayed to me what he had discovered when he was on the roof with snow a few days ago. I confirmed his findings such as economizer was closed and all removable panels are in place. I opened the return and supply panels and removed the pre-filters to inspect the return and supply duct areas where the unit meets the curb. There was no signs of water or past water at these junctions. The evaporator drain for the air-conditioner was cleared however the p-trap was frozen with water in it. This is normal as water is supposed to fill the trap. At this time due to no more snow and no signs of water entering the duct work I do not have a 100% diagnosis however causes were eliminated today. Possibilities that remain are the roof leaking, possibly someone turned on the A/C on accident and the drain was blocked with Ice, or a cause that will need to

Tory came out Wednesday morning to replace an exterior faucet on our old (100+ years) house. He had to contend with solid stone walls, overgrown bushes and a scary basement, and even had to have a part brought out to him, which LBA cheerfully did. Through it all he was professional, informative and good-natured, and by that afternoon I was able to water my very thirsty just-planted trees. (I had the trees planted before I remembered I had no working faucet to hook a hose to, but Tory saved the day - and my trees.) I live in an OLD (100+ years) house with solid stone exterior walls and needed an exterior faucet replaced immediately so I could water the two new trees I had just bought and had planted before I remembered that our external faucet was non-functional!
