Humidifier is unhooked. You will call us when you get back in town.
Customer called in about not having water to her fridge after we serviced her furnace the other day. Upon arrival, customer stated that after we left the other day, humidifier started running water like crazy and got all over her furnace. Customer shut the water off to humidifier which also ties into her fridge line. Was able to disable humidifier and turn her water back onto fridge. Customer will be leaving for extended period of time before end of day. Informed customer that would recommend turning water off to house if leaving more than a couple of days to prevent any unexpected water line leaks or breaks anywhere in the house.
Today I arrived and was shown where the make-up air unit is that is not heating. I checked the control box and confirmed that there is a signal leaving it for heating mode and the line voltage is in the proper range. The fan does operate however the burners did not light. The breaker box for this equipment was located and the unit was reset. It did not return to heating. Due to the location of the equipment (roof height) a scissor lift will need to be brought in for access to the make-up air unit. Information was gathered and relayed for a diagnostic quote that includes scissor lift delivery, drop off and usage. Thank you, Jon
Arrived for furnace check today. You first told me that it was running loud. I did make some adjustments to system to help with that. Static is passing. Heat exchanger looks good. Carbon monoxide test was 0ppm. All electrical is in range. Humidifier is working. I replaced furnace filter. System is running at departure. Thanks for choosing LBA. Happy Thanksgiving!
Customer called back stating he has another leak in the garage. Same area we just installed a new shower valve and drop ear. Customer stated that after his wife took a shower, water was coming down thorough garage ceiling. Had customer run water and verified that it wasn’t our repair we just made. Had customer running water for a few minutes and no leaks appeared. Checked shower pan and see a lot of gaps between tile and pan. Customer will caulk inside shower. Informed customer that if that doesn’t resolve the issue, it’s going to be the shower pan itself.
Quote to replace the failed blower motor in the Bryant gas furnace serial 3421A29297. The blower motor is covered by a factory 5 year warranty until August 2026. The one year labor warranty has expired. The customer is responsible for the labor and shipping to replace the motor. Currently the factory replacement motor is only available from the factory with a 3-5 day ship in time.

Dispatched for furnace tune-up. The components that are tested during the tuneup are heat exchanger, flame sensor, igniter, blower wheel, inducer, temp split and combustion in the heat exchanger. Heat exchanger failed inspection. In the back where the tubes that are keeping carbon monoxide inside connects to the secondary has failed. 11-21-25 Spoke to Gary on site The two Modine unit heaters on the east end of the warehouse are not heating. The blower motor is running on both units. Thermostat is in the center. East warehouse area. One thermostat operates both units. Both units are melted in the corner of the warehouse standard cage on a Ford truck does not work. We would need to use a narrow scissor lift to access the backside of the burner area. 32” I did access the front of the unit heaters. I found the draft safety switch on both unit were tripped The panel to access these safeties has been moved to the side so this is happened before. I did reset both safeties both units came on and are running at this time. I didn’t feel any bad from either one of the units and I did also go up on the roof to take a look at the flue cap. Both have a high wind cap on them that it’s in good shape. I spoke to Gary concerning what I found they’ll keep an eye on it. If they have other problems with the units, we will need to
Arrived for furnace check today. Upon arrival thermostat was not working properly. I got it figured out and is now working properly. Static is good. Heat exchanger looks good. 11-18-25 Classroom EG32 computer Lab2 and the server room AC system has frozen up. Found the blower wheel on the carrier furnace has blown apart and the motor is extremely hot Carrier serial 1201A12388 Ordered and picked up new blower wheel and 3/4 Hp blower motor with run capacitor. The OEM blower motor was not available in any of this stores locally and was also at least a week out. So we installed a non-OEM motor. This was my decision. Install all the new blower wheel and motor check for proper rotation and operation. System is working at this time.
Went for a maintenance call today for heat. Tested for static pressure system is passing when in heat. All electrical components are passing for manufacture specifications. Did a combustion test is within range. Inspected heat exchanger no cracks/leaks were detected. Checked temp split and is passing. Cleaned flame sensor and pressure switch hose. Did notice biological growth in evaporator coil pan. Will recommend for a UV light to help prevent more growth. System is up and running before departure. Thank you for choosing LBA services-Johann
Went for a heat inspection on system. When inspecting heat exchanger did find heat stress and rust on eyelids as well for a crack on the heat exchanger. Did a combustion test and verified the cracked. Will red tag system and will not recommend to have on until heat exchanger replaced. Thank you for choosing LBA services-Johann
11/13/25 - Completed a full heating maintenance on two RTU’s. The filters were changed, the heat exchangers were checked, and proper operation was tested. Overall, both units were in good condition and they were both running well. The only issue found is that the larger carrier RTU has a worn AX49 belt that is also starting to crack, so it will need to be replaced.
Down stair bathroom was cleared before I arrived. Upstairs master bathroom cleared drain. Reccomended pop up assembly with bigger tailpiece if issue is reoccurring
I ran the system in heat and it trip the high limit. I check all components from the broad and everything was receiving the proper volts for everything to run. I found that the blower motor was not working. I tested for voltage at the blower motor and it was received the right voltage. This said the blower motor has failed in this unit and needs to be replaced. I sent info to Rick to email quote to Doug to be approved.
During maintenance today it was discovered that the blower motor capacitor in the west unit heater was underperforming. This capacitor was replaced with a new and tested capacitor. Thank you, Jon
Resent estimate to customer
Today heating maintenance was performed on two unit heaters and two rooftop units. The west unit heater was not operating when I arrived. This was corrected by cleaning the flame sensor which is part of the unit heater maintenance process. This unit also has an underperforming capacitor. Verbal approval was granted for it’s replacement that will occur today. Both rooftop units have a major deficiency with the east unit having multiple components that are recommended to be addressed. These were documented and forwarded for repair quotes. All filters were replaced today and checklists for the maintenance were completed. Thank you, Jon

Today I did a full heating maintenance on 2 furnaces and 4 unit heaters. changed all filter took amp draws off all working components and took temp splits at this time all units are running as should. The southwest unit heating had to relight the pilot lite. And now it is running as should.

Patrick conducted a system check on the furnace and humidifier. He installed a safety valve and gave a very dry explanation of the work done.

Tory came out Wednesday morning to replace an exterior faucet on our old (100+ years) house. He had to contend with solid stone walls, overgrown bushes and a scary basement, and even had to have a part brought out to him, which LBA cheerfully did. Through it all he was professional, informative and good-natured, and by that afternoon I was able to water my very thirsty just-planted trees. (I had the trees planted before I remembered I had no working faucet to hook a hose to, but Tory saved the day - and my trees.) Smart, capable and very nice, Tory and LBA will be my first call every time I need work done!
I live in an OLD (100+ years) house with solid stone exterior walls and needed an exterior faucet replaced immediately so I could water the two new trees I had just bought and had planted before I remembered that our external faucet was non-functional! Tory came out right away, did the work, had to figure out workarounds due to the quirks of the elderly house (and even, at one point, needed to have a part brought out to him, which LBA quickly and cheerfully did.) AND he was smart and personable and nice, to boot! And my trees can now survive Kansas heat and grow tall. Yay, Tory! Highly recommend!

We were having issues with a leaking toilet. Tory gave us estimates for replacement. After he left, I turned the water back on and the faucet started leaking. I called LBA and requested help. Tory came back to the house and installed a new faucet, preventing a flooded basement. Thanks Tory!
Tory Powell came to consult with us about repairing or replacing a toilet. He had no sooner left the house than the main water supply faucet to the house started leaking. Tory handled another customer and returned to our house and replaced the entire faucet along with a bypass faucet. Tory Powell is our Hero!
Jeremy replaced the malfunctioning parts ver quickly and explained what he had done very clearly.
Mr. Keys looked at our toilets and told us he was sent to address the “flappers”. He did not have the equipment needed to do the repair/replacement of the mechanism. We will wait another day to see if our toilets will be repaired.
Andy was an excellent service technician. He took the time to explain the workings on our unit and why he recommended the changes and suggestions to keep our system running at its peak performance. He was kind and courteous and comfortable to have in my home. I have been with LBA for many years and they always provide the top shelf service I expect.
