The customer has old water lines that needs to be replaced, the house is a single story home with 1 bathroom with crawlspace access. We will be replacing the galvanized, poly, and copper pipe with pex all throughout the house with new shut offs for each fixtures. We will be cutting into drywall in a few places to feed the pex.

Went over duct renovation options as well as repair/replacement options for furnace .
Pressure switch was stuck closed when I arrived. I blew out the air tubes and tested pressure switch. After doing that the furnace ran for 15 minutes and then I made the furnace restart three more times. Furnace operated without issue. Furnace is 18 years old and the blower sounds like it’s about to give out. After talking with customer, they are looking to have some extra ductwork done and so I mentioned possibly doing a bundle deal with the furnace as well. Customer would like to see all options before deciding what to do.

Went for a maintenance call today for heat. Tested for static pressure system is passing when in heat. All electrical components are passing for manufacture specifications. Did a combustion test is within range. Inspected heat exchanger no cracks/leaks were detected. Did notice some rust in the eye lids of heat exchanger and showed customer.Checked temp split and is passing. Cleaned flame sensor and pressure switch hose. Completed furnace, maintenance and inspection. I cleaned flame sensor and wiped down furnace. I checked amp draws and components. I tested airflow, pressure and temp splits. I tested humidifier operations and found that the humidifier did not have any water running to it. The quarter turn valve was clogged up with hard water deposit. The water resistor in the water tube, most likely cause this. I took out the water resistor and was able to clear out the quarter turn valve so the humidifier is working properly. Furnace is operating within manufacture specifications at departure.

Customer called in about gas leak coming from supply line to the stove. Verified gas leak coming from reducer fitting on supply line. Noticed gasline goes from 3/4” to 1/2” back to 3/4”. Gas line threads has plumbers Teflon tape instead of pipe dope. Also where gas leak was detected, the gas appliance line was not properly installed to gas shut off valve. It was missing sealant causing gas leak. Gave options to customer and customer chose to just have the supply line replaced. Went ahead and installed new gas appliance connector to stove. Checked for gas leaks and no leaks detected.
Arrived for no heat call. I found the thermostat wiring was wrong. Fixed that and got the call for heat and ac. I had to give the inducer a little boost to start it, and I cleaned the flame sensor. Cycled heat a few times and stated up. Cycled to ac and it started. System is running upon departure.
Clean
Went for a maintenance call for heat. Tested for static pressure, system is passing for static in heat. All electrical components are passing for system. Did a combustion test is within range passing. Inspected heat exchanger no wear and tear. Did clean flame sensor, and pressure switch hose. As well replaced filter for customer. Arrived to do a performance maintenance. Set up for combustion analysis temperature split and static pressure tests. Verified operation of all mechanical and electronic components of the furnace. Checked blower for cleanliness and to see if there is any play in the bearings. Checked systems heat exchanger to ensure proper venting of flue gas. Performed an electronic gas leak search. Furnace and humidifier are operational at this time.
I asked for my French drain to be jetted of roots to help clear out the clog they are causing. The technician didn’t do it and not helped clear some water backed up. This is now the 4th service in a row LBA has done for me where the team did a poor job.
I’m surprised he didn’t do anything to see why the sump pump isn’t working. But he was friendly and professional

This is not a reflection on Johann but the LBA sales team. This is now the second system I have bought from LBA (who has been servicing my home the entire 8 yrs I’ve owned it) that wasn’t properly scoped for my house (1st was a water softener that I had no out drain to, so they had to set up a severely undersized hose and said deal with it). This time it’s my furnace that I purchased from them in 2020. Apparently my pressure readings were high and this was due to my out pipes only allotting half the pressure to release. This has been the same for 4yrs, if my house wasn’t configured correctly for the system you’re about to sell me, SAY SOMETHING. Cannot trust the LBA sales team which means I gotta find a new HVAC provider.
