Arrived for ac out. Upon diagnose I found that the ecm motor had failed. Will be back tomorrow morning to replace motor.

Dispatched for annual AC tuneup. At arrival system is operating. During the tuneup, I checked compressor, fan and capacitor. Also, during the inspection we checked pressures, static pressure, and temperature split. All components of the AC are all operating within manufacturer specs. Except for the capacitor, the capacitor is failing past its threshold. Followed up to provide estimates on the full system, 2 water heaters, and 2 humidifiers but they have changed course and are now moving and do not want the quotes for equipment

I found that the curb adapter to the roof penetration was rubbing when the condenser was running. Do to the location I can not put any screws threw it may leak water in future. At this time there is blocks sitting on it to put weight down on it and stopping the loud rubbing noise of the metal. Ran system several times threw cooling and heating to verify no more noise. Filters and still very dirty and need to be replaced and could help with the vibration if the blower motor is not working so hard to move air threw the system.

Lennox heat pump has a bad defrost board. High pressure switch is acting different as well. Hard to tell about high pressure switch without replacing defrost board. High pressure switch is connected too board.

Arrived for ac maintenance on two systems. Stared on north system. Blower wheel is very dirty. Secondary heat exchanger is starting to collect dust. Ducts are dirty. All electrical components are running properly. There’s a 20 degree temp split. At the condensing unit all pressures and charge look good. All electrical components are running properly. On the south system blower wheel is dirty. Secondary heat exchanger is collecting dust. Ducts are dirty. There’s a 18 degree temp split. All electrical components are running properly. At the condensing unit all pressures and charge look good. All electrical components are running properly. Systems are running upon departure. Today you signed up for membership plan! Upon arrival inspected room where water heater and furnace are place, attempted to create backdraft by kicking on both water heaters and furnaces. Was unable to reproduce backdraft, idea created from listening to customers statement and inspection that room is getting negative pressure, which is created when A/C is running then water heater is kicked on furnace is sucking air into room from vent pipe off water heater then water heater kicks on and tries pushing hot air into flu pipe hitting cold air being drawn in by furnace creating negative pressure until water heater flu is heated and starts drafting as normal. Recommend HVAC tech come and do static pressure test on furnace, ensuring they’re working properly and drawing in enough air from returns, or if that’s what’s causing first initial backdraft.

Completed AC inspection for customer. All aspects of system tested within manufacturer specifications.no recommendations at this time. Thank you!

Went for a maintenance call today. Both system are passing for static pressure. Temp split passes for both system. Both evaporator coil have rust forming. As well upstairs unit txv has corrosion building. Did notify customer about concerns on coils.Upstairs capacitor outside is at max. Main floor capacitor is failing. Both need to be replaced. Amperage pass for both system. Did clean both condenser unit outside. No wear and tear on wires. Main floor refrigerant passes for specifications. Upstairs fluctuates on charge. Coil is undersized for upstairs. Did adjust blower speeds and charge is within range. System is up and running before leaving. Thank you for choosing LBA services-Johann

AC wouldn’t run upon arrival. Found 2 places where the low voltage wire outside was broken. Fixed the break and charged AC.

Arrived for ac maintenance today. Started at furnace and checked static pressure, it is failing. Blower needs cleaned. Blower capacitor and running amps are good. There’s a 24 degree temp split. I changed the filter. At the condensing unit I rinsed the coil clean. Given the low outdoor temps all pressures and charge look good. All electrical components are running within manufacturing specs.
