Changed the filters Both systems- No carbon monoxide leaks No gas leaks Heat exchanger is in good condition, no rust Inducer motors amperage passed Flame sensors cleaned and tested Control boards have no burn marks Exhaust flues are clean and working properly Blower motors amperage passed Gas pressures met factory specifications Both furnaces are heating. Today (8/28/25) I performed a lite maintenance on the six rooftop units and the vent fan. All filters were replaced today. Morgan brought to my attention that they have had some water dripping from the roof. I inspected the area indoors above the grid and on the roof. The rooftop unit closest to the area showed no signs of water back in up into the unit. I took pictures of the area on the roof and relayed those to Morgan. The roof hatch was closed, the sprinkler room for was locked and the key returned. Thank you, Jon

Went for a furnace maintenance today. Changed the filter. Combustion analysis test passed, no carbon monoxide leak. Heat exchanger has some rust, but no cracks. Inducer motor amperage passed. Pressure switch passed. Flame sensor cleaned and tested correctly. Gas valve operating correctly. Blower motor amperage passed and blower wheel is clean. Control board has no burn marks. Drain for the furnace is working properly. Washed the AC unit while I was here. Furnace wasn’t operating correctly due to a clogged exhaust flue, a loose wire, and a tripped rollout switch. After fixing the issues, furnace is running great. Thank you for choosing LBA services!

Sent email with furnace replacement options. Lennox does not make the heat exchanger so replacement is the only option

Arrived for ac check today. Blower wheel is clean. Ducts were getting cleaned. I would recommend using a lower MERV rated filter. There is a 20 degree temp split. At the outdoor unit pressures and charge look good. Compressor and fan amps are good. I rinsed coil clean. While checking the indoor coil, I found a hole in the heat exchanger. My field supervisor, Dre, came out to confirm. He also went over best solutions. Ac side is running good. Smart ac is set up as well. Thanks for choosing LBA.

Today (8/25/25) the 2nd floor zone control board was replaced with a client supplied board. The new board is identical to the removed board. Voltage was checked on the board power side and the rooftop unit side. The system returned to operation after the replacement. The rooftop unit that is controlled with this board had it’s heat exchanger checked and it was in good condition. The indoor blower motor is operating within the proper amp range and the belt is also in good condition. The manual for this board was left next to the new zone board. Due to this being a client supplied part there will be a warranty on labor only for one year. Clean house, ac clean, smart ac, uv light and blower
LBA cleaned our ducts and installed a UV system for us. Everyone from the sales rep to the technicians were awesome to work with. Great prices, great service and quick turnaround from start to finish. Highly recommend!

Dick clean and blower motor clean

The unit that is serving the admen offices I found a extremely loose belt. I readjusted the belt for proper tension. I marked the blower motor plate in case in future that it moves again. Ran system threw a cooling cycle and took temp splits and amp draws on the system and everything is working as it should be at this time.

Arrived to install sensors

Arrived to do a performance maintenance. Set system for cooling. Measured the systems static pressure and measured a temperature split between return and supply air. Checked interior of the furnace for cleanliness. Found that the evaporator pan has bacterial growth present. Found that the blower wheel is coated in dust debris. Went outside and verified refrigerant levels. Verified operation of all electronic and mechanical components. Found that the compressor is drawing much higher amps than it should. Rinsed coil free of debris. Spoke with homeowner about the system. Signed up for the perfect service family. Air conditioning system is operational at this time.

Found a loose belt on the rtu that serves the entry and workout room. Also found a closed damper that also the provide air to that air. I tighten the belt and opened the damp manually. Unit is running as it should be at this time.

Small drip from left side of toilet between tank and bowl -I tightened tank-to-bowl more and is no longer dripping

Went for an AC inspection today. Filter got changed. Temperature split between the supply and return duct passed. Evaporator coil is clean and rust free. Outside system got washed. Refrigerant pressures have met factory specifications. Compressor and fan motor amperage passed. Capacitor passed as well. AC is up and running upon completion. Thank you for choosing LBA services!

Blower motor clean and remove with duct clean and UV promotion they asked us to rinse off. They’re outside unit at the same time at the same time.

8-14-25 Upstairs area zone control system is failed. I spoke to Ian on site. We ended up calling Gen V service tech. We isolate it the problem to be the master hub thermostat. After talking a little bit with Ian , we realize that we actually tested that by switching out hub thermostats downstairs, so we’re pretty sure that the main control board is also failed. This system was put in by me in January so they’re gonna need to replace that hub thermostat and also the control board. Ian is going to do the warranty part work on it and then let us know..

Dispatched for zone system not working properly. Found that zone 1 damper was not closing completely and the motor is becoming weak. Order a new damper and will reach out to schedule installation.
