Arrived at the customers home to perform an AC maintenance. Upon arrival I put the system into cooling mode and began by checking static pressure. Static pressure passed, so I performed a CFM count which also passed. I checked the electrical levels which were all within manufactures specifications today. I inspected the blower wheel assembly for cleanliness and excessive play in the shaft. The blower wheel assembly looked good at this time. I performed a temperature split between the supply and return air and got a 26 degree difference. I moved to the outdoor unit and checked all electrical and refrigerant levels which were all within manufactures specifications today. I noticed the outdoor coil had some buildup on it and spoke to the customer about having an extensive coil cleaning done. They wanted to have it done today. I performed the extensive coil cleaning and the system was operating properly when I left. Thank you for having me out today, your technician Adam.

5/6/24 Sent out today to Tom and Kate in regards to them needing information on water quality. Upon arrival I was greeted by Kat who I went over the purpose of today’s visit with and answered any immediate questions they had to help set expectations. VITAL READINGS: -Total Dissolved Solids (cold): 280 ppm -Total Dissolved Solids (hot): 555 ppm -Water Pressure Static: 69 psi -Water Pressure Faucet Open: 45 psi (w/ prv) pressure regulator has failed -Water Temp Setting: 130 F -Water Temp Output: 150 F -Water Hardness: 7 grains of calcium per gallon -Water Quality: none -Water Heater: 50 gallon gas, with expansion tank 2022 -Water Lines: polybutylene, copper, pex -Drain Lines: abs, pvc OBSERVATIONS: -high amounts of dissolved solids in water lines -hard water: 7 grains of calcium per gallon -pressure regulator valve has failed but expansion tank is still good WEAR AND TEAR: -bad pressure regulator -lots of dissolved solids in water -hard water SOLUTIONS: **MUST** Replace Pressure

I was performing routine maintenance on a air conditioning unit . After checking the static, it was clear that it is way over. It’s Max and it’s putting negative pressure on the system. If this issue is not fixed soon, the system will completely kill itself. The system is also low on refrigerant and needs to be filled. It’s hard to tell if there’s a leak so I recommend filling it and adding leak seal and then re-checking its level next year to see if our pressures are the same. Otherwise we can do a leak search. I let the homeowner know of these issues and they will need to find a time to have a supervisor come out and look at both the airflow problem and address the refrigerant. The longer the system runs like this the more likely it is to have serious issues.

We arrived to do a AC maintenance. Checked the static pressure and found it was passing.Checked all electrical and refrigerant components in the system and found that the unit outside was very dirty. Upon customer approval we extensively cleaned the outdoor unit and replaced customers Help filters. System is operating properly.

Arrived for AC maintenance. Ran initial static pressure test, which failed. Walk to the house opened a couple vents open to dampener put in a high velocity filter. Ran static pressure test, which then passed. All electrical components inside operating at manufacture specifications. Blower wheel have debris on it would suggest getting that cleaned. Two outdoor coil. All electrical on capacitor running within manufacturer specifications. Running amps on compressor and fan motor. Also within manufacturer specifications. Cleaned coil recommend doing an extensive coil clean, customer denied at this time, but will consider for next year. Also suggest an IHQ 1000 which is an electrostatic filter to help with allergies in the home customer complaint about. Denied at this time, but may consider in the future. Arrived to remedy an inoperable zoning system. Installed the new thermostat for the upstairs zone. Went through set up process and was unable to get the systems to communicate. Reached out to Lennox tech support for guidance. After a very long road of temporarily rewiring all thermostats down stairs to the zone control board and doing a full system factory reset, was able to get each thermostat to communicate. 1 by 1 set thermostats in their permanent locations to ensure that if communication is lost we know where to look. System is communicating. Ran tests to ensure the zone dampers are operating as designed. Set system up on the homeowners Wi-Fi and connected to the control app on their phones. Maintenance scheduled for later this week will make sure technician arrives with the hepa filter changeout.

Arrived at the customers to perform an AC maintenance. Upon arrival I put the system into cooling mode and began by checking static pressure. I found static pressure to be failing at this time. I changed the furnace filter, verified all dampers and vents were open and adjusted the blower speeds for the correct CFM and tonnage. Static pressure was passing, performed a CFM count and found that to be passing as well. I continued by checking all electrical levels which were within manufacture specifications. I inspected the blower wheel assembly for cleanliness and excessive play in the shaft. I did not find any excessive play in the shaft but found the blower wheel to be dirty today. I moved outside and checked refrigerant levels and electrical levels on the outdoor unit. All levels were within manufactures specifications today. Outdoor unit could use an extensive coil clean. I brought issues and options to the customer and she would like to speak to her husband before making any decision

Arrived for ac tune up. Started at the furnace and found that the static was higher than manufacturing specs. Field supervisor will be coming out to follow up. All other operations we working good. Outside at ac checked running amps, contactor, capacitor, and refrigerant. All readings were good. Cleaned all debris out of inside. Ac is running properly.

4/26/24 Sent out today to Todd and Katie’s in regards to a backdrafting water heater. Upon arrival I was greeted by Todd who I went over the purpose of today’s visit with and answered any immediate questions they had to help set expectations. Other than the water heater they mentioned an issue with a low flow faucet in the kitchen. Need to return with the correct control unit that is capable of communicating with the thermostat and zoning control board. Thought we had this product with the smart remote sensor, but after going through the set up process and testing the system, found that it doe not control temperature.

Patrick was very courteous, and seemed to know what he was doing. I did the seasonal maintenance, but he did tell me I need an additional repair that has significant cost. I chose not to do it at this time. I'm a little frustrated that a three year old furnace that LBA installed and serviced annually has this costly issue. I will obtain a second opinion before I spend somewhere between $750 in $2000. Please note that these ratings are for Patrick and what he was requested to perform today.
