5-7-24 Building 1 Apt 308 Outdoor unitCarrier model# 38MARBQ12AA301- - Serial 4621V11476 On 4-17-24 found Compressor is shorted to ground and the control board malfunctioning, Fault code PO Removed existing short to ground compressor and malfunctioning control board Before removing the compressor, I was going to remove and reuse any existing refrigerant in the system, the system was completely diminished a refrigerants. Once again, I did find both king valves caps were loose. The service cap was laying on the ground, and there was a large amount of oil at the bottom of the compressor and valve area. Installed new compressor and new control board under the parts warranty Tested the system for leaks, which try nitrogen at 300 psi pounds for 15 minutes. I triple evacuated the system to make sure there is no moisture in the system and also called for a quicker evacuation. Evacuated the system to 350 microns. Arrived at the customers home for a furnace and AC maintenance. Upon arrival I put the system into heating mode and checked static pressure which was failing. I checked the furnace filter, rarified all vents and dampers were open and adjusted blower speeds for the proper CFM. Static pressure is now passing. I checked all electrical levels and found the capacitor for the blower motor to be failing. I checked the heat exchanger, which looked ok today. I switched the system into cooling mode and performed a temperature split which was only 3 degrees. I moved outside and checked all electrical levels and refrigerant levels. I found the system to be low on refrigerant (R22). I also found the Contactor to be burnt and the capacitor to be failing I brought the issues and options to fix to the customer and he wanted to replace the Contactor and 2 capacitors today. 5-6-24 Building 3 apartments 101 AC is not working properly, Found carrier inverter mini split heat pump system Model 38MARBQ12AA3 Serial 4621V11476 System was running with no faults however I have no evaporator split and no heat across my outside unit. Removed the access cover for the king valves found both King valve caps. Very loose service valve cap was on the ground. The test for leaks with spray bubble the suction side flare nut is leaking. I spoke to Deb told her what’s going on and then I proceeded to make the repair. I recovered as much refrigerant as I could. I only got 3/4 of a pound out. Pump the system up with dry nitrogen at 300 pounds making sure the king valve caps are tight and also the flare nut which I torque to 18 pounds. And not leaking. System held pressure for about 15 minutes. Evacuated the system had to do triple VAC once again. Their is a lot of moisture in these pipes. Arrived at the customers home to replace a faulty gas valve that was sold on previous AC maintenance. I turned off the system and shut off the gas and disassembled the gas like to remove the faulty gas valve. Installed the new gas valve, and reassembled the gas line. I cycled the system three times, and each time we had proper start up and consistent flame on all burners. I checked all connections for leaks and found no leaks. During this visit I checked the Trane rooftop unit and discovered that both the first stage refrigerant circuit and the second stage refrigerant circuit had no refrigerant in them. I relayed this and presented the option for both recharging the system today with a leak search and the option of pressurizing the circuits with nitrogen and let it sit for a few days to confirm that there is not a leak. The 1st stage circuit was pressurized to 121.5psi and the 2nd stage circuit was charged to 120.8psi. The pressure switches were unhooked from the system and the unit was disabled. Upon arrival checked all components in the AC mode checked static static was passing, checked all other components on the unit itself the blower wheel was clean. Good to have an IQ 1000 check the amps on the blower itself. We’re good as well. I went outside to the AC unit check refrigerant charges that were perfectly within range. I took amp drawings on the compressor and the fan. Both are looking perfectly fine. Capacitor is what was looking good overall the whole unit was looking pretty good this with being only two years old customer was very happy with our experience talk to her about getting any upgrades for the system like surge protectors, UV lights or dehumidifiers said she was going to hold off right now she just wanted a price point and see if she’d get anything done .

5-2-24 Possibly steam boiler is leaking Prior to getting on site, I did speak to Patrick with the chemical company. He said he had a pinhole leak in the tubing and he took care of that. Unplugged the chemical feed pump. I am going to relocate were the chemical is feed into the system. Currently, it is on the supply side of the feed water regulator so we have building pressure. I’m gonna relocate it to the outlet side of the pressure regulator, which is a 12 psi. On arrival I found water on the floor and the flue pipe insulation for the boiler on top was soaking wet. Couldn’t locate the source of the water. It may have been from the chemical system or possibly from a feed back to the boiler coming from one of the boiler radiators, but they’ve had the heat off for about a week or two now. So today I shut down. boiler water supply off to the system at the back flow provider. Sister also brought up that the water company may mention that they’ve been using excessive amount of water.

Upon arrival checked all components in the AC mode. Check static static did fail checked all the components on the unit. Everything is looking good I took a look at the blower wheel. The blower did have quite a bit of dust on it due to them, adding some renovations to the house, AC unit itself the compressor amps as well as the fan and we’re looking good refrigerant charges as well looking good I did see that the capacitor itself was running a bit low and it was probably a good thing to get replaced upon completing my check up. I’ll let the customer know what I was finding said she would have to talk to her husband and see if he’d like to get anything done.

During this visit I picked up the motor and confirmed with Steve which unit to replace the condenser fan motor in. It was double confirmed by there not being a Y1 low voltage signal wire attached. The motor was replaced and a new 10uf capacitor that matches the new motor was also installed. The unit returned to normal function and was checked at the thermostat as well for proper function. 4-29-24 Building 3 Apt 201 Outdoor unit carrier Model # 38MARBQ12AA3 Serial # 4621V11333 On 4-16-24 found Compressor is shorted to ground and the control board has burn mark on it and is defective. Fault code PO Recovered existing R410a refrigerant, the system holds 2.6 pounds. There was only a 1/2 pound of refrigerant in the system. This unit was found with the service cap and kings loose.with oil on them. Remove the existing short to ground compressor and bad control board. Install new compressor and control board under parts warranty Tested the system for leaks, which try nitrogen at 250 pounds for 15 minutes. Dring evacuation of the systems was having problems removing moisture from the system. We had to do a process called triple evacuation. This is a process where we have to vacuum system down, then add dry nitrogen to help remove the moisture in the systems this process add about 3 hours on to the install. Got the system evacuated to 450 microns, The requirement is below 50

Upon arrival checked all operations in the system to find the contactor was shorted out and causing the fuses to blow. We replaced contactor for free and system is working properly.

Upon arrival the thermostat was blank with no power. I inspected it and found it was not all the way connected to the backing where the pins plug into the thermostat. I secured it back onto the wall and it powered back up. I called for cooling and it came right on. I tested the static pressure which was passing at a .38 out of a maximum of 1.0. I found the supply side of duct work coming off the back side of the furnace going back about 50ft and I noticed the duct work is pulled down about 4 inches and so the supplies and returns are not secured with the closed duct system, so air is leaking out everywhere. I took a video of it to show my manager and will get with him in the morning to find a solution for the duct work and then retest the static pressure. Refrigerant charge was good as well as all the electrical components. If you have any issues please don’t hesitate to call us! Thanks agan!

Arrived at the customers home to perform an AC maintenance. Upon arrival I put the system into cooling mode and began by checking static pressure. I found static pressure to be failing at this time, i inspected the furnace filter and found it to be dirty. I replaced the electrostatic media filter with the customer supplied media filter. I verified all vents and dampers were open within the home and retested static pressure. Static pressure was still failing today. I continued my inspection by checking the blower wheel for cleanliness and excessive play in the shaft. I found the blower wheel to be extremely dirty today. I checked all electrical components which were all within manufactures specifications. I moved to the outdoor unit and checked all electrical and refrigerant levels, all levels were within manufactures specifications. I found the outdoor coil to be extremely dirty.
