Upon arrival, I addressed an inoperable system. The homeowner had partially removed the cover, which I fully removed to inspect. I discovered the condensation pan was filled with refrigerant oil, indicating a complete loss of refrigerant. The furnace is approximately 20 years old, which places it well beyond the average life expectancy of 12–15 years for most residential systems. During today’s tune-up, several concerns were identified: • Flame Sensor: Sensor was removed and cleaned due to improper microamp readings. After cleaning, readings improved slightly but are still weak and below optimal range, indicating the sensor is near failure. A weak flame sensor can cause intermittent shutdowns and nuisance lockouts. • Hot Surface Igniter: The igniter is testing below manufacturer threshold specifications. Arrived to do a performance maintenance. Set up for combustion analysis temperature split and static pressure tests. Made a adjustement to the systems gas valve to allow for better combustion of gas and keep the system from overheating. Verified operation of all mechanical and electronic components of the furnace. Checked blower for cleanliness and to see if there is any play in the bearings. Found that the fan for both heating and cooling is collecting dust debris. Completed furnace, maintenance and inspection. I cleaned flame sensor and wiped down furnace. I tested air pressure and temp splits. I tested components and amp draws. I ran a combustion analyzer test and carbon monoxide test. As of today, the 15 year-old furnace is running safely however there are multiple signs of the heat exchanger giving out. I showed customer the safety concerns. I recommended to get low level detection carbon monoxide detectors. Customer would like to wait on taking care of the furnace situation for now. I offered our membership to continue maintenance on the furnace, AC, and water heater. Furnace is operational at departure.

Arrived for furnace check on two systems. On the upstairs system everything was running in manufacturing specs. I did change filters. The solenoid valve for the humidifier has failed. With approval I replaced it and humidifier is working properly. On the downstairs system everything is running on manufacturing specs. I replaced filter here too. I could not get humidifier to run.
