Did water heater flush. Checked main entry valve noticed they have expansion tank with no prv. Shut off was broken on main entry. Recommended prv and new shut off
Went for a maintenance call today for heat. Tested for static pressure system is passing when in heat. All electrical components are passing for manufacture specifications. Did a combustion test is within range. Inspected heat exchanger no cracks/leaks were detected. Checked temp split and is passing. Cleaned flame sensor and pressure switch hose. During my checks I seen no prv on incoming main entry valve. Customer has no prv and is experiencing some issues with pressure. Sent quote. Wants to talk to her husband
Arrived to perform a courtesy water heater flush for customer. Upon arrival, checked water pressure and water pressure at 75psi. Went ahead and started draining down water heater. While water heater was draining noticed that expansion tank was not letting any air out. Determined that expansion tank has failed. Informed customer of findings. Customer wants to go ahead and replace it. Replaced expansion tank and set pressure to 75psi to match house pressure. Checked for leaks and no leaks detected. 1 year warranty on expansion tank.

Arrived to do a performance maintenance. Set up for combustion analysis temperature split and static pressure tests. Tuned the gas valve during the combustion analysis. Found that the system was operating with excessive static pressure. Verified operation of all mechanical and electronic components of the furnace. Checked blower for cleanliness and to see if there is any play in the bearings. Checked systems heat exchanger to ensure proper venting of flue gas. Performed an electronic gas leak search. Verified operation of the humidifier. Found the humidifier panel is coated in calcium buildup. With homeowners approval replaced the humidifier panel. Furnace and humidifier are operational at this time.
Dispatched for possible gas leak. At arrival the gas detector was calibrated outside in ambient air. At the entrance of the house and once inside the gas detector did not detect any presents of gas. Moved down to the utility room allowed the gas detector to sense any gas in the room there was no indication. Then checked all fitting of the gas. This included a mega press fitting 3 shutoff, one flex gas line to the water heater and 1 union that connected the gas to the furnace. At no time did the gas detector sense a leak from those areas. The next area that was checked was the water heater gas valve and the gas valve in the furnace. There was no present of gas leaking from either component. At this time there was no sign of a gas leak. Heat pump was working properly when I arrived so I put heat pump through defrost mode more than once and ran heat pump in charge mode as well. I checked all amp draws and components. I tested refrigerant pressures. I tested temp split as well. Heat pump is running within manufacture specifications. We tested out the furnace today as well and put in a different air filter which lowered the airflow pressure on the system. Inducer capacitor is testing out of range so we will need to return with a new one and replace it under part and labor warranty. Furnace is running within manufacturer specifications at departure.
Arrived for furnace check. It is a heat pump/electric. Compressor and fan amps are good on outdoor unit. There is a 56 degree temp rise. All electrical is running good. There is some bacterial growth on system. Blower wheel is clean. System is running upon departure. Thanks for choosing LBA.
Completed furnace, maintenance and inspection. I checked amp draws and tested components. I tested airflow and temp splits. I cleaned a flame sensor, spark igniter, and wipe down furnace. Furnace is running within manufacturer specifications. Indoor coil for the AC has bacterial growth growing all over one side of it. The bacterial growth is now starting to grow up onto the coil as well. Best way to take care of that is with a whole home air purification system.
The customer just wanted a sewer inspection, the customer has a really good sewer line no issues found.
Customer was quoted for converting 2 3 handle shower valves to 2 single handle shower valves with new shower kit and working through the front with remodel plates
Today the factory replacement gas valve was picked up and brought on-site. The valve was replaced and the unit heater operation was checked. The gas pressure on both the inlet and outlet side of the valve is in proper range. Completed furnace, maintenance and inspection. I checked all amp draws and components. I cleaned flame sensor and wiped down furnace. I tested airflow and temp splits. The filter that was in the filter slot when I arrived as a very restrictive filter which was causing the air pressure on the furnace to be higher than we would typically like to see. We switched out the restrictive filter and put the electrostatic filter back in. Airflow pressure was better with that filter than the allergenic filter. Furnace is operating within manufacturer specifications at departure. Customer would like a new box of electric static filters. We will order them and have them delivered to the home.

Completed furnace, maintenance and inspection. This was our first inspection on this furnace so I performed an extra thorough safety check and performance tuneup. I checked all components and amp draws. I tested airflow and temp splits. I cleaned flame sensor and wiped down the furnace, I tested for carbon monoxide and inspected heat exchanger from two different angles. During the inspection, I found that the furnace is a 4 ton furnace in a home that needs about a 3 ton furnace. Due to the system size in the lack of airflow that the system can move the AC coil is leaking water down onto the heat exchanger, causing the heat exchanger to rust. The furnace is running too hot, which is causing heat damage to the heat exchanger as well. I trim down the furnace so it won’t continue to run too hot. We will need to check out AC in the spring and possibly tune down the AC some as well to avoid the water from continuing to drip on the heat exchanger. The carbon monoxide test and the visible ins
Customer called in about leaking noise after flushing toilet. Upon arrival, found no leaks but heard the leak noise after flushing toilet. Informed customer that fill valve maybe letting excess water though. Toilet does not loose water either. Gave estimates and customer would like to rebuild toilet. Customer will call in to schedule. Will update office when we receive part for their toilet.

Customer called in about leak underneath kitchen sink. Upon arrival, found that disposal itself is leaking and needs to be replaced. Gave customer estimates. Customer decide to go with 1/2HP disposal replacement. Went ahead and removed old one. Replaced collar on disposal and installed new disposal. Also installed new tubular p trap. Checked for leaks and no leaks detected.
Leak test inspection failed. More fittings need to be replaced.

Today LBA's Calvin W. completed the pre-winter checkup of our LBA, recently installed, HVAC system. There was no extra charges since we had the maintenance agreement as part of the installation of a new system this past January. Calvin was very open to me watching him and answering my questions during his check-up work. I appreciated his answers and suggestions as his service was excellent!

Jared came when called by the LBA technician already at our house diagnosing our failed HVAC blower. He asked my permission to work up an estimate for a replacement system. He explained each step of his review of system requirements for our house. The estimate that he provided seemed to be appropriate for the system we chose and we accepted it. He provided a couple of portable A/C units to help cool our house for a few days until the installation crew could arrive after the 4th of July weekend. He even return the next day with 2 newer temporary window A/C units to replace the first two that were not working optimally.
Johann was very friendly and articulate. He actively described the HVAC diagnostic process as I watched him determine that our HVAC blower had failed. He satisfactorily explained that repair parts would be hard to find for our old system that was 27 years old. He asked my permission to call in a coworker to confirm the diagnosis and provide an estimate for a new system.
This was the best service I’ve ever had.
I requested a vent cleaning and find out by LBA that my AC coil is rusted and very dirty under the inside AC. Two person came and were super nice and polite.
