Furnace is operating within manufacture specifications. I have no concerns with furnace at this time. Furnace is operational at departure Spoke with customer about surge protection for the whole home or for the HVAC system. They would like to talk it over and think about what they would like to do.

Completed furnace maintenance and discussed/quoted zoning system.

Arrived to do a performance maintenance. Set up for temperature split and static pressure tests. Verified operation of all mechanical and electronic components of the air handler. Verified operation of the heat pump and the electric heat strips. Checked blower for cleanliness and to see if there is any play in the bearings. Checked cleanliness of the indoor coil. Moved inspection outside. Found heat pump coil clean. Verified operation of the heat pump components. Wiped system down. Air handler filter will need replaced eventually but today it has plenty life left in it. System is functioning properly at this time.

Completed furnace maintenance on both systems. I checked all components and amps. I tested airflow and temp splits. I inspected the heat, exchanger and cleanliness of coils and blowers. Main floor furnace runs quite a bit more than the upstairs furnace so with the extra usage and moisture that has gotten on the system, the main floor furnace is in a rougher shape than the upstairs furnace. Upstairs furnace looks great, except for the dirty blower and blower wheel. When testing for carbon monoxide, I found none and I found no cracks or holes in the exchangers. The furnace exhaust connects from both furnaces and is rusted at multiple points to where if I were to push on the rust firmly I could push right through it. Spoke with homeowner about the exhaust and what could happen if they develop holes or fall apart. Homeowner has a home warranty that needs to approve repairs first.

Patrick did a great job figuring out what was the problem with our system. He was able to explain it to us so we could understand and he recommended a solution.

Arrived to remedy an inoperable system. Upon inspection of the system, found that the air handler would operate and cool the house, but would not do that with commands from the thermostat. Removed power from the system and removed the ecobee from the wall. Jumped the thermostat wires to ensure that everything outside of the thermostat is operating as it should. Air handler is heating and cooling as designed without the thermostat. Built estimate to replace thermostat with a communicating system. Install team will be out tomorrow to rewire and install the communicating thermostat.

Dispatched for possible repair on reversing valve solenoid coil. After arrival and further investigation into the issue it was determined that another company has provided multiple services and changed out the indoor coil in May 2025 and in February before the coil was replaced there was refrigerant add to the system. The other company came out a few weeks ago and diagnosed that the system had a leak in the outdoor unit and that they can repair the issue but there is possibly other issues. The other company recommended for replacement of the system or repair with no guarantee that it would not happen again. That is when they also recommended that LBA services can also be called out to fix the issue since we installed the system in 2020, and that it has parts warranty. 9-18-25 change my call for service call

Install a transformer for the zone board, also installed a new thermostat on the second floor. All zones are working correctly and the system is operational. The water heater is release pressure from the pressure safety device. This is indicated the water heaters pressure is to high from to much sediment on the burner part of the water heater. Installed new zone board, reprogrammed the board and the thermostat to operate correctly with the board.

Arrived for ac check on two systems. I cleaned the coils on both. Refrigerant levels are good. All running amps are good. There is a 20 degree temps split on both. Systems are running as should be. Thanks for choosing LBA.

Today when I arrived I checked in with Scott. He was receiving an alert that rtu#3 was not functioning. I accessed the roof and located rtu#3. The unit was not functioning due to the integrated resettable fuse in the transformer, the fuse was reset and the system was operated. The blower motor contactor was chattering intermittently. I checked the control side of the unit and discovered that the contactor for compressor #1 was pulling the voltage down. In addition to this compressor #2 contactor was also in really bad condition. Replaced both of these after tracing voltages and amp draws through the low voltage components. The system returned to operation after the repairs and the blower motor contactor quit chattering. The amp draw at the 24v side of the transformer dropped to 0.98 amps during first stage cooling. I also discussed with Scott that the outdoor fan relay was also in poor condition. I will be addressing this with Sherry when she returns from vacation. Thank
