Installed Aprilaire WiFi enabled thermostat. Connected the thermostat to the Wi-Fi and homeowners phone. Secured the return drop to the return trunk line and removed the strap used to support the ductwork during system replacement. Tested system operations. System is functioning properly at this time.

Dispatched for furnace tune-up. The components that are tested during the tuneup are heat exchanger, flame sensor, igniter, blower wheel, inducer, temp split and combustion in the heat exchanger. All components of the furnace are with in range of manufacture specifications. Could not finish the maintenance due to cause unsafe conditions if system continues to operate. 10-27-25 Performed fall heating system check out on two hot deck units with modulating gas valve Also replaced filters in the cold deck unit
10/15/25 - Completed a site survey for a quarterly maintenance. The customer does have some filters already provided for a maintenance. The furnaces were all located in closets, four units were in the downstairs closet. Then, the other three units were upstairs, two units were in a closet on the right side, and the last unit was in a closet on the left side. All the condensers are gated on the East side of the building when looking at it from the front. The water access is also located right in front of the gate on that same side. One of the MAU is also on that same side, but way further down. There is also another MAU on the right side the warehouse. Then, there are three exhaust fans that the customer was not sure if we serviced or not, but they would like them serviced if we do. These last four things all need to be accessed by a scissor lift, which is provided by the customer.

10/2/25 - Completed a full heating maintenance on one AHU. The filter was changed and proper operation was tested. Overall, the unit was in good condition, it was running well, and it had no issues at this time.
10/1/25 - a completed a full heating maintenance on one RTU. The filters were changed, the heat exchanger was checked, and proper operation was tested. Overall, the unit was in good condition, it was running well, and there were no issues found at this time.
Dispatched for annual AC tuneup. At arrival system is operating. During the tuneup, I checked compressor, fan and capacitor. Also, during the inspection we checked pressures, static pressure, and temperature split. All components of the AC are all operating with manufacturer specs. No smells coming from the furnace. Did notice drain was clogged on the floor drain and hence for all the smells were coming from. All checks out for the hvac side. Floor drain just needs to be cleaned is all. Thank you for choosing LBA services-Johann
Dispatched to recheck system for possible leak and check temperature split. Performed a Uv dye check to the system. During the Uv test there was no sign of dye on the system. Also the temperature split is within range.
A-1 Sewer & Septic Service performed the following services: - Arrived and attempted to install the liner back upstream from the crawl space. The liner would not blow all the way through the line. - Attempted to install the liner from the basement downstream. Liner still would no go through the line. - Discussed with the customer and LBA that some of the deck would have to be removed, the concrete under the deck would have to be jackhammered, excavated down to remove the 90-degree turn, and then install the liner. LBA and the customer agreed to an additional $5,000 for this additional work. - Customer removed deck boards to allow access. - Jackhammered the concrete under the deck and removed the concrete. - Hand dug down 3ft deep and removed the cast iron 90. - Installed approximately 25ft of 4in line through the cast iron, landing on plastic in the crawl space. - Allowed the liner to cure overnight. - Returned the following morning and inspected the liner for proper installation. - Re
Today preventative maintenance and heating checks were performed. Rooftop unit #49 had already had it’s heating functions disabled when I arrived. This unit has a heat exchanger that is breached. I tried to operate the heating functions and the unit did not start the ignition sequence. The other systems operated in heat mode. There are two belts that have worn into their pulleys and I do recommend replacing them along with retentioning the new belts. Rtu #48 has a blower wheel that is packed with dust. This unit is operating warmer than normal and I recommend removing the blower wheel to clean it. This will improve airflow through the unit. An estimate for the items discovered today will be provided. All three rooftop units were returned to A/C mode after the checks were completed. Thank you, Jon

8-27-25 Picked up sheet metal dampers for tomorrow’s job Upstairs NW Office and hallway by the west hallway exit door. The existing damper control is not working. This quote is to install a 10” butterfly damper and connect to the existing VAV box. Remove the 12 inch damper feeding the insurance office and reduce it down to an 8 inch. I will use one of the ceiling registers that was removed in the upstairs office. Material $935.25 Labor $834.00 Total $1769.25 this does not tax Downstairs Steward title office Remove the existing 12 inch ceiling register in their conference office and install an 8 inch starter collar with a damper. The ceiling register and the flexduct is already on site supplied by customer. LBA will supply the sheet metal and the 8 inch starter collar with damper Material $140.00 Labor $417.00 Total $557.00 this does not include tax
8-22-25 Stephen’s office is warm, North East corner Upstairs. I checked his VAV box and damper control. It is working correctly mechanically. The issue here is if the north center offices are calling for cooling the airflow is diverted to those offices. I made some adjustments to the two north center offices dampers. In Stephen’ss office, I relocated the 12” ceiling register more towards the center of the office. As the north center offices, thermostat satisfies, there will be more airflow in Stevphen’s office. We can do more with this, but let’s see how this goes for right now.

Wrote up and send Estimate repairs to two office VAV boxes
Weighed refrigerant, did a Uv light check. No sign of leaks that are visible. Added more refrigerant and Uv seal. Will schedule late September or early October to recheck system.
8-13-25 Performed summer visual inspection. Checked Trane 40ton intelpac controller for any faults found no faults system was working properly. Did visual inspection Belts Condenser fan blade Condenser coils Electrical components Condensation drains Check both hot units confirming all the panels are on did not run the system Did visual inspection the filters they do not need to be replaced. And we recommend not replacing them during the summer and winter checks

I felt like the service gentlemen were knowledgable , courteous and professorial.
Determined they could not get parts needed until Friday. (Was not happy about that). After further checking they were able to get parts and scheduled repairs for the next day (Thurs).
He called in another technician because this was my 2 nd service call in 2 weeks. A new unit was installed 2 weeks ago and is not running correctly. Furnace shut down at 1:32 am and was not looked at until around 3 pm.
Tucker is knowledgeable, courteous and a hard worker. He took the time to answer my questions in terms I can understand and he double checked the furnace (didn’t just rush out).
Ramon was on time; professional; and went above and beyond in his service of our heating system! Send him our way every time!

I’ve never had to call for help since owning my house, but I was having some issues with my AC and called LBA. They sent someone out the same day and Ramon was the best! He was so helpful and respectful, and diagnosed my issues and got them fixed right away. He was also patient while I waited for my husband to respond, and was even so sweet to my cats. 10/10 recommend

Tried to find our leak. Was very through, answered our questions, was polite and gave us suggestions and relieved our fears of what it might have been. leak was in the toilets. Fixed and we would call you again if we needed plumbing help.
Eli was shadowing Patrick while he inspected our AC unit because it was his first day. He was respectful of Patrick and myself and was knowledgable of his craft.
Patrick was knowledgable and explained the needed repair/ maintenance on our AC. He was very professional. He’s also a really nice person.
Ten provided knowledgable service but was unable to resolve the problem. She reassured us another technician will be coming tomorrow. We appreciate getting our needs addressed the same we called.
