Upon inspection, it was evident that the shower drain gasket was not adequately sealed, leading to water seepage into the basement. The top nut securing the drain was significantly loose, exacerbating the issue. I carefully tightened the nut to ensure a secure fit, preventing further water leakage. After the adjustment, I ran water through the shower for approximately five minutes to confirm the effectiveness of the repair. The water flow was restored to its previous instant state, and no leaks were detected, ensuring the problem was fully resolved.

Dispatched for a heating tune-up. During the inspection of the heating system each component is checked to confirm it is within manufacturer specifications. The components that are checked include heat strips, temperature split, blower amps, heat pump change over to aux heat, heat pump components and cleanness of blower wheel. After reviewing all components of the system, it is operating within manufacturer specifications. Customer called stating outdoor up unit was not energizing when called for heat or cool (heat pump). Found high voltage was proper at disconnect but not contactor. Found that high voltage wires between had shorted and failed. Replaced whip and system is operational again.

Completed Spring maintenance. Renewed Club Membership and installed SmartAC Sensors.

Completed furnace maintenance and inspection. I checked all components and amp draws. Cleaned up furnace and flame sensor. I found no issues with furnace at this time other than dust getting inside system. Ran heat pump and found common wire to capacitor burnt. Contactor had rust building up as well. Found out that there’s a sprinkler system causing this. With customer permission I replaced Contactor, fixed burnt wire, added hard start kit and added foam tap to help keep the water out. All operations were within manufacture specs at departure.
