Went for an out today. Checked temp split for system and was failing. When checking charge is low on refrigerant. Will recommend to add refrigerant with uv dye and seal as well.

Arrived to do a performance maintenance. Set system for cooling. Measured the systems static pressure and measured a temperature split between return and supply air. Checked interior of the furnace for cleanliness. Found that the blower wheel is collecting dust. Went outside and verified refrigerant levels. Verified operation of all electronic and mechanical components. Rinsed coil free of debris. Spoke with homeowner about the system. Air conditioning system is operational at this time.

Installed spare belt on RTUs 3and 4 Also did some warranty work in the downstairs mechanical room thermostat wire was hanging down hitting the door and also the storage bins on the shelf. I secured the thermostat wire up into the overhead with wire ties. Arrived to remedy a mini split system that is leaking water all over the wall it’s mounted on. Inspected the power head and found that the fan for the unit was heavily coated in debris. Unit has been off for a while and the condensation pan was dry. Spoke with homeowner about repair solutions. With homeowners approval started a mini split cleaning. Diapsassembled the power head and removed the blower wheel. Cleaned the blower wheel outside. Used cleaning solution to clean the drain and the power head frame. Reassembled the power head and flushed out the condensation drain line. Tested system operations. System is functioning properly at this time.

Went for an AC inspection today. Filter is clean. Temperature split between the supply and return duct passed. Evaporator coil is very rusted. Outside system got washed. Refrigerant pressures met factory specifications. Compressor and fan motor amperage passed. Contactor has some burn marks. Filter dryer is starting to break down. Today (8/18/25) the blower motor for the furnace that serves the Brighton neighborhood was diagnosed as failed. In addition to this the blower wheel was also damaged. The voltage through the control board to the motor was confirmed. A new motor, blower wheel and a matching capacitor was sourced via Lennox and a repair estimate was created. The estimate was approved by Kim and Tyler. The parts were picked up at Lennox and brought on-site. The replacements were successful and the system returned to normal function after the repairs. The repairs are warrantied for one year from todays date including parts and labor. *This estimate includes both the diagnosis and the repairs listed on the estimate. Found that, on the side of the evaporator without the uv, there is bacterial growth forming. Went outside and verified refrigerant levels. For this job, I was performing routine maintenance on a AC and condenser. Static pressure looked good filter was dirty but we swapped it out. Temperature difference was good with a split of 20° outdoor condensing unit looks good refrigerant levels and pressures are well within the green and I cleaned out the unit to ensure better efficiency.
