12/9/25 - Completed a full heating maintenance on three RTU’s. The filters were changed and proper operation was tested. Overall, all units were in good condition, they were all running well, and there were no issues found at this time.

Maintenance inspection was not completed today. LBA did not purchase ideal temp maintenance agreement. Ideal Temp remains it’s on entity. Did provide Matt Vitti number given employee we are aware of. We can still preform maintenance on equipment for ideal temp, but must pay a service fee.

We were cold out today to provide a second opinion on an eight-year-old trane furnace. I inspected the heat exchanger for a crack but could not find one. I performed a combustion analysis and the furnace passed that test as well. I also tested for carbon monoxide which read at 2ppm. Since the combustion analysis and inspection of the heating exchanger tested fine the 2 ppm that I read with CO is most likely coming from the fireplace or water heater exhaust. I talked with customer about which carbon monoxide detector to get, and I recommended a low level carbon monoxide detector. I recommended to have one in the master bedroom, main floor, and basement main room. I also recommended to install the carbon monoxide detector lower to the floor since carbon monoxide starts from the floor and works its way up I found bacterial growth on the evaporator coil for the AC. Arrived to remedy an inoperable system. Upon inspection of the system found it displaying a fault code relating to the furnace overheating. Tested systems gas pressure and determined it is burning gas properly. Tested systems airflow and found that the furnace is choked up on the supply side. Inspected the inside of the furnace and found that the evaporator coil is heavily impacted in debris and is not allowing air to flow through it. Found that the furnace fan is coated in dust debris. The furnace can’t move the proper amount of air when it is so coated in debris. Either of these issues alone would be enough to cause the system to overheat. Called land lord to review repair solutions. Was unable to get in touch but left voice mail.

Arrived for furnace check on upstairs unit. Static is passing. Heat exchanger looks ok. Carbon monoxide test was 0ppm. There is a good temperature rise. Blower wheel is ok. All electrical is in range. I taped over screw heads to help filter change easier. We talked about switching to our membership plan for both systems, you will at the beginning of the year. Assessed system for Lba employee. Furnace has a dirty furnace fan no secondary heat exchanger. The furnaces heat exchanger is also cracked and makes the furnace unsafe to operate due to its ability to leak carbon monoxide into the home.

Went for a maintenance call today for heat. Tested for static pressure system is at max when in heat. All electrical components are passing for manufacture specifications. Did a combustion test is within range. Inspected heat exchanger no cracks/leaks were detected. Checked temp split and is passing. Did replace filter for customer. Arrived to do a performance maintenance. Found a mouse nest inside the burner cabinet. Called around to track down the special bagged filters. With homeowners approval had a parts runner pick up the filters and bring them out. Set up for combustion analysis temperature split and static pressure tests. Verified operation of all mechanical and electronic components of the furnace. Checked blower for cleanliness and to see if there is any play in the bearings. Checked systems heat exchanger to ensure proper venting of flue gas. Performed an electronic gas leak search. Verified operation of the humidifier. With homeowners approval replaced the humidifier panel and replaced the bagged filter with a new one. Furnace and humidifier are operational at this time.
