Went for a maintenance call today for heat. Tested for static pressure system is at max when in heat. All electrical components are passing for manufacture specifications. Did a combustion test is within range. Inspected heat exchanger no cracks/leaks were detected. Checked temp split and is passing. Did replace filter for customer. Arrived to do a performance maintenance. Found a mouse nest inside the burner cabinet. Called around to track down the special bagged filters. With homeowners approval had a parts runner pick up the filters and bring them out. Set up for combustion analysis temperature split and static pressure tests. Verified operation of all mechanical and electronic components of the furnace. Checked blower for cleanliness and to see if there is any play in the bearings. Checked systems heat exchanger to ensure proper venting of flue gas. Performed an electronic gas leak search. Verified operation of the humidifier. With homeowners approval replaced the humidifier panel and replaced the bagged filter with a new one. Furnace and humidifier are operational at this time.

Dispatched to remove current thermostat and install the previous thermostat.

Dispatched for DIY mini split not operating in heating mode. After a thorough inspection of the system it was determined that it was shutting down due to a pressure switch.

Went for an out on system. Did find an error code of roll out switch. Did a hard rest for system cleared codes. Checked temp split on system is passing. Some wires were not secure did tightened. Verified operation of all mechanical and electronic components of the furnace. Found that the inducer bearings are making excessive noise. This is a sign of age and an impending failure. Checked blower for cleanliness and to see if there is any play in the bearings. Found that the blower wheel is heavily coated in dust debris. Checked systems heat exchanger to ensure proper venting of flue gas. Found that there is a crack beginning to form but has not reached the point of opening or being unsafe yet. Performed an electronic gas leak search. Spoke with homeowner about systems age and condition. With homeowners approval scheduled a blower cleaning for Tuesday morning. Furnace is operational at this time.

Completed furnace, maintenance and inspection. I cleaned flame sensor and wiped down the furnace. I checked all components and amp draws. I tested airflow and temp splits. I changed out air filter. Furnace is running within manufacture specifications. Furnace is operational at departure. Today I recommended surge protection for the whole home and/or the HVAC system. I explained where those get installed and how it protects the systems. I also informed customer that the manufacturer could avoid the warranty if the system gets shorted out by a power surge.

Went for an out today. Checked temp split for system and was failing. When checking charge is low on refrigerant. Will recommend to add refrigerant with uv dye and seal as well.

Checked interior of the furnace for cleanliness. Found that the blower wheel is collecting dust. Went outside and verified refrigerant levels. Verified operation of all electronic and mechanical components. Rinsed coil free of debris. Spoke with homeowner about the system. Air conditioning system is operational at this time.

Arrived for ac not keeping up. System is not low on refrigerant and there were no leaks. I made a few adjustments to move more air through system. Temp splits are good. Refrigerant charge is good. If you feel there are still problems, please all us back. Thanks for choosing LBA.

9-11-25 RTU #3 Install new inducer motor assembly. Tested for proper for proper amp draw and operation, working properly. Rated at 0.42 amps running at 0.17amp Tested system for proper combustion. O2 8.6%, CO 45, flue Temp349.6F RTU #4 Installed new ignition control module cycle system for proper operation working at this time. Installed spare belt on RTUs 3and 4 Also did some warranty work in the downstairs mechanical room thermostat wire was hanging down hitting the door and also the storage bins on the shelf. I secured the thermostat wire up into the overhead with wire ties. Original repair was done on May 7 2025 9-9-25 This quote is to make repairs to RTU #3 and #4 found during the heating check out today The labor on this quote is to do both repairs on the same day. Arrived to remedy a mini split system that is leaking water all over the wall it’s mounted on. Inspected the power head and found that the fan for the unit was heavily coated in debris. Unit has been off for a while and the condensation pan was dry. Spoke with homeowner about repair solutions. With homeowners approval started a mini split cleaning. Diapsassembled the power head and removed the blower wheel. Cleaned the blower wheel outside. Used cleaning solution to clean the drain and the power head frame. Reassembled the power head and flushed out the condensation drain line. Tested system operations. System is functioning properly at this time.

Went for an AC inspection today. Filter is clean. Temperature split between the supply and return duct passed. Evaporator coil is very rusted. Outside system got washed. Refrigerant pressures met factory specifications. Compressor and fan motor amperage passed. Contactor has some burn marks. Filter dryer is starting to break down.
