Arrived to do a performance maintenance. Set up for combustion analysis temperature split and static pressure tests. Verified operation of all mechanical and electronic components of the furnace. Checked blower for cleanliness and to see if there is any play in the bearings. Checked systems heat exchanger to ensure proper venting of flue gas. Verified operation of the humidifier. Relocated the ducting for the humidifier to enable the filter to be easily changed. Spoke with homeowner about recommendations. Suggested the maintenance plan to allow us to keep track of the systems performance. Furnace and humidifier are operational at this time.

Completed furnace maintenance and inspection. I tested components and amp draws. I cleaned flame sensor. I checked air pressure and temp splits. Furnace is currently 14 years old. I performed safety checks to make sure system is still operating safely. Today I found the hot surface igniter is starting to wear down. The blower capacitor is below the manufacturers rating so it is considered failed. This is causing extra strain on the blower motor. The blower wheel is full of dirt and debris. I showed customer findings today and customer decided to leave the system as is for now. The plan right now is to return in the spring and complete work on the system at that time.

Went for a maintenance call today for heat for two systems. All electrical components are passing for manufacture specifications for both systems. Did a combustion test is within range as well, inspected heat exchanger no cracks/leaks were detected for both systems. Checked temp split and is passing for specifications. Did notice blower wheel been collecting dust due to not have filter frequently replaced. Did replace filters for customer. Cleaned flame sensor and pressure switch hose. Completed two system, furnace, maintenance and inspection. I tested components and amp draws. I tested temp splits and cleaned flame sensors. I wiped both units down. I changed out. Customer provided air filters. I changed out the water panel for the humidifier. The blower wheel on the main floor system is getting layers of dirt built on the fins. I showed customer the current condition and due to it being colder out. I recommended that we revisit the conversation of cleaning the blower wheel in the spring. Both furnaces are operating properly at departure.

Dispatched for furnace not blowing hot air. At arrival Spire the gas company had the power and gas turned off due to the furnace not igniting. After a thorough inspection found the power to the furnace had vibrated out of the wire nut and caused a short in the system. After trimming and reconnected the wires the system is operating and tested amp draw on blower and inducer all components are operating within manufacturer specifications. At departure the system is heating and operating correctly. Completed furnace, maintenance and inspection. I checked components and amp draws. I tested air pressure and temp splits. I changed out air filter with customer provided filter. I wiped down furnace and cleaned flame sensor. I tested for carbon monoxide which red at zero PPM. Furnace is operating within manufacturer specifications. I talked with customer and showed them the blower wheel and how it is starting to build up some dust. I recommended that we check it again during the AC maintenance and possibly clean it at that time. We also talked about whole home surge protection as well as individual surge protection for the furnace in AC. Customer would like to wait on that and talk with spouse for now.

Customer called in about having a minor leak by water heater. Upon arrival, found a little water puddle underneath T&P drip tube. Checked inside the insulation of where leak is and it’s dry. Checked drips tube snd drip tub has moisture. T&P valve is leaking from water heater. Checked expansion tank and tank is full of water. This indicates that expansion tank has failed. Checked water pressure and water pressure is at 60psi. Pressure should be between 60-80psi. Educated customer on how each component works on water heater. Due to expansion tank failing, pressure building up inside water heater caused T&P to pop and relief built up pressure in system. Recommended we replace expansion tank and T&P valve as well. Gave customer options and customer opted to go with expansion tank and T&P valve replacement. Went ahead and replaced both components. Noticed lot of calcium build up and showed it to customer. 12/9/25 - Completed a full heating maintenance on three RTU’s. The filters were changed and proper operation was tested. Overall, all units were in good condition, they were all running well, and there were no issues found at this time.

Maintenance inspection was not completed today. LBA did not purchase ideal temp maintenance agreement. Ideal Temp remains it’s on entity. Did provide Matt Vitti number given employee we are aware of. We can still preform maintenance on equipment for ideal temp, but must pay a service fee.

We were cold out today to provide a second opinion on an eight-year-old trane furnace. I inspected the heat exchanger for a crack but could not find one. I performed a combustion analysis and the furnace passed that test as well. I also tested for carbon monoxide which read at 2ppm. Since the combustion analysis and inspection of the heating exchanger tested fine the 2 ppm that I read with CO is most likely coming from the fireplace or water heater exhaust. I talked with customer about which carbon monoxide detector to get, and I recommended a low level carbon monoxide detector. I recommended to have one in the master bedroom, main floor, and basement main room. I also recommended to install the carbon monoxide detector lower to the floor since carbon monoxide starts from the floor and works its way up I found bacterial growth on the evaporator coil for the AC.
