Dispatched for annual AC tuneup. At arrival system is operating. During the tuneup, I checked compressor, fan and capacitor. Also, during the inspection we checked pressures, static pressure, and temperature split. All components of the AC are all operating with manufacturer specs. Upon arrival performed 5 start greeting and asked permission to bring up any concerns, then performed whole home inspection walk through with field supervisor. Issues noticed: Basement: Expansion tank for water heater, (13 y/o) recommend water heater replace. Shut off for water heater Water line spot repair for corroded water line leading to water heater and hard pipe where flex hose is. Main entry valve handle is broke and won’t turn. Water Pressure: 90psi recommend PRV recommended. First Floor: Shut offs under kitchen sink hot side turned on and struggled turning off, cold side would not turn. Shut offs in master bath would not turn off total 4 Second floor: Recently remodeled, all shut offs and faucets are working properly. Customer denied water quality test, due to having Culigan whole home water filtration system.

Went for a maintenance call today. All electrical components are passing for manufacture specifications. Refrigerant levels are passing. Static is passing for system. Temp split is passing for specifications. Did replace filter for customer. System is up and running before leaving. Thank you for choosing LBA services-Johann

Customer called stating AC froze up two nights ago. Arrived and assessed system, refrigerant charge appeared to be low. Verified proper blower speeds, found that blower was not calibrated to size of AC equipment. Calibrated blower to proper CFM for equipment and rechecked refrigerant. Charge was still low so a leak search was performed with micro bubbles. Found that suction service port schrader core was bleeding pressure after system turned off and would leak until pressure in line dropped to a point it would hold, I suspect it’s been doing this since install. Replaced schrader core in both service ports, vacuumed system and set charge to manufacturer specifications. Monitored system operating for 20-30 minutes to ensure pressures were good and metering device was operating properly, charge is good.

Proposed return and supply air ductwork.

Went for an AC maintenance today. Changed the filter. Did a static pressure test, it failed. Temperature split between the supply and return duct passed. Evaporator coil is clean. Blower motor amperage passed. Outside unit got washed. Refrigerant pressures met factory specifications. Compressor and fan motor amperage passed. Capacitor passed as well. AC is up and running upon departure. Thank you for choosing LBA services!

Followed up about a possible RTP but was declined

Arrived to remedy an inoperable system. Upon inspection of the system found the furnace operating with failing static pressure. Scheduled a field supervisor to finish the diagnosis on the systems static pressure. Went outside to diagnose why the compressor is not starting. Found that the capacitor is failed on the compressor circuit. Spoke with homeowner about the system. Homeowner would like to hold off on repairs at this time. System is moving air but not cooling at this time.

Called and left VM

Arrived for ac maintenance today. Started at furnace and checked static pressure, it is running at its max rating. Checked blower speeds and adjusted them to match the outdoor unit. Blower wheel is clean. I changed furnace filter. At the condensing unit all pressures and charge look good. All electrical components are running properly. I rinsed coil clean. My field supervisor will be out later today to go over airflow and cleaning options. System is running upon departure. Thanks for choosing LBA.

Our humidifiers come with a warranty and when we install them, we include a quarter turn valve. These are things that are extra but are included with the April air 600 series. Keep that in mind when doing research the FM two germicidal and UV units have a lifetime warranty

For this job, I perform Routine maintenance on an AC and condenser. Everything seems to be operating well at this time. Static pressure is a bit high, but we are lacking space for improvement due to the location of the furnace. To help with this issue I lowered the fan speed slightly and we will use filters that let the system breathe a little bit more easily. I checked the outdoor unit and everything was operating well I washed it off and made sure the refrigerant levels were good. Couple things the system could use would be a humidifier for the downstairs unit, which would be pretty vital considering there’s hardwood floors down there and it would end up saving money in the long run and neither of the systems have a UV light or an FM two.
