Upon arrival, I assessed an inoperable furnace. Initial inspection revealed that the gas supply had been turned off by the homeowner. Wire ties indicated a previous red tag, suggesting the furnace had been deemed unsafe in the past. Further inspection showed that the inducer motor, responsible for drawing air into the furnace, was failing due to worn bearings. After freeing the inducer impeller, it operated but emitted excessive noise, indicating imminent failure. The furnace fan also exhibited loud droning, another sign of failing bearings. Dust buildup on the fan and heat exchanger was significant, impairing airflow and causing excessive stress on the heat exchanger. A crack in the heat exchanger was discovered, making the furnace unsafe for heating. Additionally, the ductwork was heavily contaminated with debris. I discussed these findings with the homeowner and, with their approval, contacted a field supervisor to arrange for a new furnace installation and duct cleaning.

I successfully completed a comprehensive sewer line replacement project, extending approximately 40 linear feet from the foundation to the municipal sewer tap. The existing clay piping was meticulously removed and replaced with durable Schedule 40 PVC piping, enhancing the system's longevity and performance. Additionally, I removed and replaced two concrete slabs, ensuring proper preparation of the gravel base beneath each slab for optimal support and stability. New concrete was poured to complete the job. This project did not include landscaping work. All sewer line replacement work is covered under a three-year warranty.

For the secondary repair done to the 6” sewer line we broke up and removed a section of the driveway concrete to access the dirt to begin excavation. Once the line was visible we broke into it to find root intrusion that covered the whole circumference of the pipe. About 5 feet farther down the line we found another spot on the 45 degree turn that was just as bad. We ends up removing that whole section and snaking the line out to the city main. We also ran the camera down the line to ensure everything was good further down the line. At this point the line has been restored and the flow is good. To finish the job up we backfilled and cleaned the area.

For this job, we removed a section of the customers brick wall and a section of concrete in order to excavate. We removed a bunch of roots from the compromised sewer line and added a new section of PVC with a clean out for future cleanouts. A1 is being contracted to jet the line out.

Arrived to do a performance maintenance. Set up for combustion analysis temperature split and static pressure tests. Found that the system was burning almost 3 times the amount of gas it’s supposed to use. Checked the gas pressure the furnace is receiving. Found that the furnace is receiving 19 iwc gas pressure and the furnace is only rated to receive 10.5 iwc. Calibrated gas valve off of the 19 iwc to allow the system to operate closer to manufacturers specifications. Recommend homeowner speak with the gas company to have them rectify the gas pressure. Furnace will need adjusted once gas pressure is fixed. Verified operation of all mechanical and electronic components of the furnace. Checked blower for cleanliness and to see if there is any play in the bearings. Found that the fan is collecting dust debris. Checked systems heat exchanger to ensure proper venting of flue gas. Furnace is operational at this time.

Customer called in needing drain cleared for laundry line. Washer drain is draining to floor drain. Ran water couple of times and found floor drain to not be backing up. After running water, discovered that basement is backing up. Mainline is backing up. Will send different plumber with mainline machine to clear drain.

Performed plumbing inspection for customer. House is only 4 years. Did not find any issues with home. We did talk about water quality. Also turned up their water pressure from 50psi to 75psi.

Went for a maintenance call today for heat. Tested for static pressure system is passing when in heat. All electrical components are passing for manufacture specifications. Did a combustion test is within range. Inspected heat exchanger no cracks/leaks were detected. Temp split and is passing for specifications on furnace. Did replace filter for customer. Went for a demand call in furnace. Was throwing a code with low flame sensor. Inspected flame sensor and did need a cleaning. When cleaning the flame sensor unit is now running with no faults. System is up and running before departure. Thank you for choosing LBA services.

Checked systems heat exchanger to ensure proper venting of flue gas. While checking the heat exchanger found that some dust debris had impacted on the evaporator coil. Considering the top of the line filter in the system and the dust found in the furnace and ac, checked the ductwork for cleanliness. Found heavy dust buildup present in the systems ductwork. Verified operation of the humidifier. Cleared the restriction in the humidifier feed line. Humidifier panel is coated in calcium and bacterial growth. Spoke with homeowner about the system. With homeowners approval replaced the furnace filter media and installed a new humidifier panel. Tested op

Toilet is not leaking

New control board is installed and connected. Furnace ran and met temperature in the house. Furnace is operating properly at departure.

Arrived to remedy a system that is not operating. Upon inspection of the system spoke with homeowner about what the system was actually doing. Turned the system on to recreate the issue. System started running as designed. Cycled power to try again and the system was not able to verify that there is flame present. Looked over the system to help ensure the system will operate as designed after repairs are performed. Found that the furnace fan has excessive dust buildup. Spoke with homeowner about the system. With homeowners approval replaced the failed flame sensor under warranty. Removed the furnace fan. Took the blower housing outside and rinsed all dust from the blower. Cleaned the interior of the blower cabinet. Reassembled the blower housing and fan motor. Reassembled the furnace and tested system operations. Verified amp draws on the different motors. Verified temperature split between return and supply air. Performed a combustion analysis on the systems exhaust gas. System is fun

Completed two system, furnace, maintenance and inspection. I cleaned flame sensors and wiped down furnaces. I tested components and amp draws. I checked air pressure and temp splits. The air filter on the north side of the house needs changed out. Neither of the two humidifiers on the systems are connected. They are both from the 1980s or 1990s. One of the humidifiers has bacterial growth inside of it. In order to supply more humidity to the building, the humidifiers would have to be replaced. Blower wheels are developing dust. Once it builds up enough, we will need to Pull and clean out the blower wheels. Both furnaces are operational at departure.

Completed two system, furnace, maintenance and inspection. I cleaned flame sensors and wipe down furnaces. I tested components and amp draws. I checked air pressure and temp splits. The furnace for the common area needs a filter replacement. One of the employees mentioned how one of the bedrooms is colder. I looked into it and found a full vent on the floor in the basement. I could not find the hole in the subfloor that it would have connected to, but we would be able to run a new uct line to that room so that way the room holds temperature as it should. With multiple employees and residents, I would also recommend considering elevating the air quality in the building. The best way to do that is with a UV whole home air purifier. This will clean the air of germs, bacteria, viruses, and allergens. For the UV air purifier to work properly it would be recommended to have an air purifier in each system. Both furnaces are operating within manufacture specifications at departure.

Arrived for furnace check today. Static pressure is running over the max. Heat exchanger looks good. Carbon monoxide test was 0ppm. There is a good temperature rise. All electrical is in range. Blower wheel is starting is collecting dust. System is running at departure. Thanks for choosing LBA.

Found that some parts of the ductwork is cleaner than it was in the past, but the duct work is still very dirty and needs a thorough cleaning. Furnace is operational at this time.

Completed furnace, maintenance and inspection. I tested components and amp draws. I checked airflow and temp splits. I cleaned flame sensor and wiped down furnace. I supplied a new box of electrostatic air filters. Humidifier was not operating properly when I arrived. I was able to unclog the solenoid valve, remove the water resistor, and turn down the water pressure to the humidifier so that way the humidifier operates properly. Furnace and humidifier are operating within manufacture specifications at departure.

This is to reroute the kitchen line and run it into the new main where we will be installing in the ground where the concrete will be exposed

Schedule work for Monday morning
