Arrived to remedy a humidifier that seems to not be operating to its full potential. Checked the metering orifice to ensure there are no easily removable restrictions. Found that the humidifier is still not flowing enough water to fully utilize the humidifier panel. Spoke with homeowner about repairs. With homeowners approval started replacing the solenoid valve and humidifier panel. After removing the humidifier panel found that there is drain was heavily calcified. Cleaned the drain in the sink. Flushed the water feed line to the solenoid valve to ensure the new one won’t immediately get clogged again. Replaced the metering orifice to the humidifier and plumbed in the solenoid valve. Removed the humidifier panel and cleaned the bracket of what calcium buildup that will come off. Installed a new water panel and assembled the humidifier. Tested operation to ensure it will not leak. System is functioning properly at this time.

Installed new spark igniter under part warranty. I restarted furnace and it turned on as it should. I noticed that the humidifier wasn’t producing water so I cleared the lines however there was still no water flow. I found a bad water valve. After talking with customer I received approval to replace the water valve and install a new air filter. Furnace and humidifier are working properly at departure.

Arrived to do a performance maintenance. Set up for combustion analysis temperature split and static pressure tests for each system individually. Verified operation of all mechanical and electronic components of each furnace. Checked blowers for cleanliness and to see if there is any play in the bearings. Found that the Goodman system is starting to collect dust and the ruud system is heavily coated in dust. Checked systems heat exchanger to ensure proper venting of flue gas. Both furnaces are operational at this time.

Arrived for furnace check today. Heat exchanger is good. Carbon monoxide was 0ppm. All electrical is in range. I replaced filter with one you had. Humidifier is working properly. System is running at departure. Thanks for choosing LBA.

Customer called in to move forward with replacing cartridge in main floor bathroom. Customer turned water off. Removed old cartridge. Noticed that part of rubber piece was lodge inlet for hot side. Removed lodge rubber piece. Installed new cartridge. Checked for leaks and no leaks detected. 2 year warranty on cartridge replacement.

Customer called in wanting an evaluation of water lines and see if they’re prone to freezing. All water lines are in well insulated areas. Only water lines of concerned is the bathroom closest to the front door in the basement. Per customer request did leave the faucet dripping. Customer has a challenge going up and down the stairs. Recommended MOEN Flo to control water being turn on and off from a phone.

Arrived to remedy a system that is reportedly not heating well. Upon inspection of the system found that the humidifier panel is covered in bacterial growth. Took this outside. Removed the panel and cleaned up the bracket. Returned the bracket to the homeowner and cleaned up the humidifier housing. Indoor air quality should improve significantly over the next month or so. Performed diagnostic on the furnace. Did not find any sign of the system not keeping up or not heating properly. Let the system run for an extended period of time to ensure that it will not overheat. Determined the issue resides in the smart ac sensor. Relocated the sensor to inside a supply duct in the living room. System is functioning properly at this time.

Went for a maintenance call today for heat. Tested for static pressure system is passing when in heat. All electrical components are passing for manufacture specifications. Did a combustion test is within range. Inspected heat exchanger no cracks/leaks were detected. Did notice blower wheel has been building up dust will recommend a cleaning as well uv to help sanitize. Checked temp split and is passing for specifications. Did replace filter for customer. As well replaced water panel that was provided. Cleaned flame sensor and pressure switch hose. Water resistor at the bottom of the humidifier was clogged. I cleared the water resistor, adjusted water pressure, and let the humidifier run for 15 minutes to ensure that it would not overflow. Humidifier is working properly at departure.

Arrived for furnace out. Plastic was sucked up into furnace. No damage was caused, plastic was removed. Started a furnace check and found ducts are dirty, blower wheel is dirty, and blower capacitor is failed. Put together solutions for cleanings. Today you joined our membership and replaced capacitor. Went for a tune up call today for heat. When doing inspection on furnace. All electrical components are passing for manufacture specifications. Did a combustion test is within range. Inspected heat exchanger no cracks/leaks were detected. Checked temp split and is passing for specifications. Did replace both filters for customer. Cleaned flame sensor and pressure switch hose. Customer called in needing hammer arrestors installed for laundry washer. Customer recently purchased a new washer and makes a very loud noise when water shuts off for washer. Customers laundry valves are currently seized up and won’t turn off the water. Went to check water pressure and water pressure is at 120psi. Expansion tank to water heater has also failed and full of water. Educated customer on high water pressure and what issues it can cause and also contributing to the water hammering issues for new washer. After going over options, customer decided to go ahead and get prv installed and expansion tank replaced. Shut off water to home and installed new PRV, lowered ball valve for easier use, and replaced expansion tank by water heater. Set prv and expansion tank to 75psi. If customer chooses to replace laundry box, we will provide hammer arrestors at no additional cost. Went over water quality as well with customer. Customer called back that their toilet is still running. Monitored toilet for awhile and noticed that flushing mechanism came loose and not causing toiler to seal properly. Went ahead and took flushing mechanism apart and inspected seal. Didn’t see any tears in flush seal. Put everything back together snd kept monitoring toilet and toilet no longer leaking through flush seal.
