Went for a maintenance call today. Tested for heat, did a combustion test and is passing. Did inspect heat exchanger no cracks were present but did find some rust spots. All electrical components are passing for heat. Did clean flame sensor. But did notice blower wheel has dust building up when inspecting. Will recommend to have it cleaned. Temp split pass when in heat as well. Inspection for ac, evaporator coil is clean no rust on it. Temp split was passing also. Did clean condenser unit. Capacitor was out of spec will recommend to have it replaced. Compressor amps were passing. Fan amps were close to max rating. Both system are up and running for heating/cooling. Arrived for furnace check on two systems. The attic system is 2006. The inducer motor is bad, the ignitor is bad. The hx has spots that are about to be holes. On the basement system I found holes in the hx. I reached out to my field supervisor to come and go over all solutions.

Today was dispatched on AC check up the heat exchanger is showing hotspots blower wheel is dirty. System could use arrow ceiling. Customer is not wanting to make any adjustments at this time. Customer is waiting for the system to be replaced to make any big changes. The outdoor unit is hard starting customer wants to start assist kit added, I have added it today.

Arrived to do a performance maintenance. Found that the uv bulb in the system was due for replacement back in august. Spoke with homeowner and with their approval called and had the bulb brought out. Set up for combustion analysis temperature split and static pressure tests. Verified operation of all mechanical and electronic components of the furnace. Checked blower for cleanliness and to see if there is any play in the bearings. Checked systems heat exchanger to ensure proper venting of flue gas. Verified operation of the humidifier. Replaced humidifier panel with the purchase of the uv bulb. Replaced uv bulb. Tested system operations to ensure the bulb is working and the humidifier doesn’t have water landing on the floor. Furnace and humidifier are operational at this time.

The exhaust fan that serves the restroom was operated and found to be pulling 3amps due to the bearing failure. I was able to witness the burning smell from the fan motor. The voltage was checked at the fan (122.7vac). The wiring at the switch as well as inside the fan housing was visually checked. A new fan assembly was sourced, picked up and installed. The inside of the exhaust fan housing was wiped down before installing the replacement. The amp draw on the new motor after the repairs were completed was 0.17A which is below the motor’s rating. The hot water heater was also visually checked while on-site. It is located above the bathroom. The expansion tank is still functioning and there were no signs of leaking. The rooftop unit had a low refrigerant charge when maintenance was performed. A leak search was declined and 3lbs. of refrigerant was added. The system temperatures were measured after the adjustment and there is now a 17degf. Thank you, Jon

Today I performed heating checks on the rooftop unit that serves the office. The filters were replaced and all tests passed. In addition to this the flame sensor and the condensation drain were removed and cleaned. This system is ready for winter operation. Thank you, Jon
