Arrived remedy and in operable system. Started inspection down at the furnace. Checked the systems airflow and found that the system is operating with excessively high static pressure. Check the interior of the system to make sure the evaporator coil is not an air dam. Found that the blower wheel is heavily coded in dust debris. Reached out to a field supervisor to finish the diagnosis on the system static pressure. Went outside and performed diagnostic on the outside unit. Found that the condenser fan is operating but the compressor is not. Through diagnosis was able to find that the condenser capacitor is failed. Installed a new capacitor to continue diagnosis. Verified system refrigerant charge. Spoke with homeowner about repair solutions. With homeowners approval performed the capacitor replacement. System is operational upon departure.

Decline on any further cleanings for system

Arrived for ac maintenance today. Started at furnace and checked static pressure, it is passing. Indoor motor amps are good. There’s a good temperature split at 21 degrees. I changed furnace filter. Blower is collecting dust. At the condensing unit at pressures and charge look good. all electrical components are running within specs. I rinsed coil clean. Offered blower wheel cleaning, but was declined. System is running upon departure. Thanks for choosing LBA.

Attached our invoices for water softener and whole filtration system

For this job, I was performing routine maintenance on an AC and furnace. Every day with the AC looks good as well as the furnace. Fridge levels and all electrical components were operating well with a manufactured specifications. I did notice that the humidifier was clogged so I unclogged it and put in a new filter. It was clogged due to a calcium buildup. After checking some more pipes in the basement and some faucets it’s clear that a water softener is highly needed before we have some plumbing issues. I will attach a separate invoice with some options and if we do some of these options, we will include a UV light and germicidal unit at either low cost or free of charge, depending on the option chosen

Moved and replaced humidifier

Upon arrival I began the furnace tune up. First, I ran a static pressure test. This unit is rated for a max of 1.0 and it’s testing at .8 which is right where it should be. Next, I checked the running amps on the inducer and blower motor and both tested within specs. I changed out the filter today with a 20x25x1 inch high velocity filter. Cleaned the flame sensor. Blower wheel is a little dusty but not bad. The flue looks great, it’s double-walled all the way up and out the chimney. Temp rise is within specs at 39 degrees. The CFM count shows the duct work is too small for the system. My Field Supervisor Jamie arrived to discuss with the homeowners. I set them up on a new Club Membership today and installed SmartAC sensors. Got the app downloaded to his phone and it’s working as it should. Lastly, I noticed the humidifier is not working. The drain hose was not connected to the humidifier. No water was making it to the humidifier and the humidistat was working but was not opening and

Went for a repair call. When going to furnace, system was receive correct voltage. Did go to the breaker and seen water had fallen thru. Not allowing for furnace to run. Reset system from power switch. After allowing for breaker to dry out.System is back and running.

Provided customer with estimates for airflow improvements and water quality options, returning on 3/3 for full plumbing inspection.

Found faulty damper motor for the damper controlling airflow to the upstairs. With customer approval I replaced zoning damper and tested new damper to ensure the new damper is operating properly.

Arrived to customers for the furnace tuneup, and during the process of the inspection, we received a high call on static pressure along with discovering a dirty blower wheel, and also dirty filter. We’ve also found out that there is a shortage of CFM at the return chain of the system. All other components met within factory specs. Furnace Tune Up

Went for a maintenance call today. When going to furnace, tested for static pressure. Static was passing for manufacture specifications. Did a CO test. No carbon monoxide was detected when testing. Checked heat exchanger no wear and tear for heat exchanger. Cleaned out drain line, pressure switch hose, and flame sensor. All electrical components are passing for manufacture specifications. Upon arrival I began the furnace tune up. First, I did a static pressure test. Your system is rated for .5 maximum and your system is testing at 1.1 which is over double the max allowed by the manufacturer. My Field Supervisor Scott is here to find a solution for this high static pressure. I continued my tune up. I found the exhaust flue pipe was cracked and leaking carbon monoxide. I checked the heat exchanger and found lots of rust and cracks starting to open up which is dangerous. When I find a system that is leaking CO I have to shut the gas off and put a “red tag” on the gas line. You can still use the AC portion of the system just not the heat. I have a service agreement with LBA, and everytime they come out for regular maintenance they try to upsell us something that we don’t need. The service people are polite and do a good job but I am not sure if they have a quota on up selling services.

There was a mix-up on the the scheduled appointment and was given different reasons for the mix-up and we wasted a day waiting for them and finally called to reschedule another day. Once he was here he performed his task and did a good job. My wife handled the appointment and although she felt well informed but also overwhelmed with the price and outlook for our system. I also feel that the 5 hour window is overly excessive.
