Went for a maintenance call today for heat. Tested for static pressure system is passing when in heat. All electrical components are passing for manufacture specifications. Did a combustion test is within range. Inspected heat exchanger no cracks/leaks were detected. Checked temp split and is passing for specifications. Did replace filter for customer. Did notice blower wheel has been collecting dust. As well coil pan does have biological growth. Did show customer findings and recommend a cleaning as well a UV light. Did clean flame sensor and pressure switch hose. System is up and running before departure. Thank you for choosing LBA services-Johann

Did clean condenser unit. Did notice rust in coil did notify customer and will keep any eye out when doing check ups. As well blower wheel did have dust and debris and will recommend a cleaning.System is up and running before leaving for cooling. When doing inspection for heat. Did a co test and within range. No cracks on heat exchanger but does have some heat stress spots. All electrical components are passing for system. Did clean flame sensor. System is also running for heat before leaving. Fixed flue. Strapped Expansion tank. Also replaced gas shut off to ball valve. Added independent drip leg for water heater.

For this job, he was performing routine maintenance on a AC and condenser as well as the furnace. Everything with the furnace is checking out well I changed the filter to Merv 5. It originally had a filter, Merv seven. That is a good filter however, if nobody has allergies in the house, I would use the Merv five because it lets in more airflow. After checking the condensing unit, refrigeration levels were a little bit off, but that’s because it was so dirty. We ended up doing an advanced coil clean and I showed the daughter before and after photos. After cleaning it off, refrigerant levels were in the green and the system is running very well at this time thank you for choosing LBA! - Walker

Static came back clean and system was checking out good. Went over a few improvement options and sold annual membership.

Arrived for furnace maintenance today. Checked static pressure and found it is passing at this time. Heat exchanger looks good. Carbon monoxide test was 0 ppm. All electrical components are running within manufacturing specs. Blower wheel is collecting dust and needs to be cleaned. I changed furnace filter. It only lasts one month.
