HVAC system maintenance in Pleasanton checking bearings, blades, contactors, drain lines, electrical connections, and duct work & insulation.

Performed a plumbing inspection checking all sinks, drains, stops, tubs and showers, checked water heater. Found that on the hot side of the master tub water trickles out and same for master shower, took shower head off and found a calcium build up, cleaned out and tested, water volume was still the same, shower valve may be clogged.

Air Conditioning System Maintenance performed for a residential customer. Checked pressures, Amp draws, contactors and capacitors, checked bearings, drain lines and filters, checked blades, checked electrical connections. Cleaned condenser, checked temp split, insulation and duct work.

Checked the York Rtu #5 for the Home economics for no heat. Found the inducer failed due to open motor windings. Replaced the inducer motor and wheel. Also removed the relay board for the low voltage thermostat connections and repaired the solder joints. Verified operation after repairs. The inducer wheel was site stocked.

Replace existing Trane unit in the Annex gym with a new Trane 90,000 btu combination unit with natural gas heat and hail guard

Checked the East Trane Ground mounted Rtu for the Annex gym for odor complaint into the space during the heat cycle. Inspected the heat exchanger and found the tubes rusted thru and a rust hole in the burner barrel. Disabled the heat for safety. Will quote replacing both of the units as the West unit has been disabled for the same issue. Replaced the run capacitor for the blower in Rtu #21C. Capacitor was removed for use in a classroom unit at a earlier date. Checked the Tracer system for a too cold complaint on Rtu 32 for the grade school addition. Found the system not running due no call from the Tracer EMS. Found the offset at 2.5 degrees for the room setpoint. Changed the offset setpoint to 1.5 degrees. Veried operation after the changes.

Checked the Trane unit #27 for the kitchen storage for no heat. Found the manual reset flame rollout switch open. Reset the switch. Verified operation. Switch trippage could have been the result of high South winds recently as the flue outlet is open too the South. Checked the Annex East gym Trane unit for no heat. Found the inducer motor failed. Removed the inducer assembly from the West Trane unit that is disabled in heat due to a failed heat exchanger. Installed the used inducer assembly in the East unit. Verified operation. No warranty on this repair as the parts were used. North commons is still disabled due to a failed 25 mfd capacitor for the blower. Will pick a capacitor up and install it next time that we are on site.

Checked the York heat pump Rtu #22 for no heat. Found the blower motor off due to a failed run capacitor for the blower. Replaced the capacitor with one removed from the North commons area Rtu 21a. Started the unit and verified operation. Will return to replace the removed capacitor in Rtu #21a.

Repairs to the Changeair unit # 17 for the IT room. Removed the failed double shafted blower motor and ecm module. Welded the broken motor bracket, installed the new motor and ecm. Replaced the blown fuses and the damaged service disconnect. Started the unit and verified operation. Found the Trane Tracer system with erratic operation after thepower failure earely this morning. Advised Larry to allow the system to run until tomorrow and let me know if the issues continue.

Removed pulley assemblies off of the trane unit. Installed a new filter dryer and pulled a vacuum down to 460 microns on the Lennox condenser for the old gym. I then charged the unit with 18 pounds of 410 refrigerant.
